Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved development plan. Please submit two copies of the approved and stamped development, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved site/development plan. Additional comments may be forthcoming.

4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

5. I understand that a determination from Walter Tellez, Zoning Adminietrator has been requested for a loading zone issue. Please provide a copy of Walter's determination letter with the next grading plan submittal package.

RESUBMITTAL REQUIRED: Grading Plan and SWPPP.

The Grading Plan (GP) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Call out on plan or provide a note referring to the truncated domes on each wheelchair ramp.
3. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
4. List administrative address/site address on plans.
5. List Grading Plan number (T06BU02408) on all sheets.
6. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
7. Call out peak discharges entering and exiting the site.
8. There are no P.A.A.L. cross-sections shown on sheet 5, hence correct the section call outs on sheets 4 and 5 to indicate the cross-sections shown on sheet 6.
9. Add a cross-section showing how the drainage is handled between buildings (typ). A pump may be required to alleviate ponding at the bottom of the loading dock.
10. Edit general note no. 12: delete reference to the (IBC, 2000 Edition), replace with reference to "City of Tucson Development Standard 11-01.0 Excavation and Grading.

1. Designate an area that can be used by all contractors as a "Concrete wash-out area" and show on the plans.
Structural Practices
1. Place velocity dissipation devices at discharge locations and along the length of any outfall channel to provide a non-erosive flow velocity from the structure to a water course so that the natural physical and biological characteristics and functions are maintained and protected (e.g. no significant changes in the hydrological regime of the receiving water). (Part IV.D.5.b)
Note: The velocity dissipation devices must be in place during the construction phases. Installation scheduling must be included and should be as early as practicable.
