The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN

SUBMITTAL REQUIRED: 1ST SUBMITTAL OF THE GRADING PLAN

1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. This project was reviewed and approved as a development plan. The development plan must be walked through as a site plan and stamped by the following reviewing sections; Fire, Zoning, Landscape and Engineering. Submit a copy of the approved development plan stamped for site plan approval by fire, zoning, landscape and engineering.

2. Provide a legend on the grading plan. DS 11-01.4.1.F.

3. Provide the scale used on the plan. DS 11-01.4.1.F.

4. Revise general grading note number 9 to read, "Grading shall be in conformance with the City of Tucson Development Standard 11-01."

5. Show roof drainage (flow arrows). DS 2-02.2.1.A.16.

6. Add note to the grading plan, "All roof spouts will be routed under any adjacent sidewalk." If applicable graphically indicate downspouts and sidewalk scuppers. DS 2-02.2.1.A.16.

7. Show the depth of the water harvesting areas in the landscape border. Either by a general note or label on the plan. LUC 3.7.4.3.B.

8. Are there any existing or proposed walls surrounding the project? Indicate on the plan any existing or proposed walls. Are there wall openings to allow stormwater to flow through? If there are what is the size of the wall openings? Provide a detail on the plan of the wall openings. DS 11-01.4.1.F.1.c.

9. Indicate adjacent property zones. DS 11-01.4.1.F.

10. Provide existing contours or spot elevations on the plan and off site surrounding the property. DS 11-01.4.1.F.

11. Provide more finish grades throughout the site. DS 11-01.4.1.F.

12. A solid waste enclosure is required to be on all new commercial developments. The approved development plan provided a solid waste enclosure however the grading plan does not show a solid waste enclosure. Please clarify. DS 6-01., DS 2-01.2.1.A.32.

13. Dimension all areas of the PAAL. Sidewalks, PAAL widths, radii, parking spaces, etc. DS 2-02.2.1.A.11.

14. Dimension on the plan view the 36' ingress / egress. DS 2-02.2.1.A.20.

15. Provide the book and page for 36' ingress / egress. DS 2-02.2.1.A.20.

16. Verification of off site construction must be provided. Provide a copy of the recorded 36' ingress / egress, pedestrian, public utility easement. If the recorded easement does not address the grading and construction of the 36' PAAL, a temporary construction easement will be required. Provide the appropriate documentation for the allowance of off site construction. If a temporary construction easement has been recorded provide the docket and page. DS 2-02.2.1.A.20.

17. Clearly indicate if the retention/detention basin on the property is existing. It is acknowledged the basin located to the east is existing. However it must be clear that the other half of the basin located on Starbuck's side is existing. Revise appropriately.

18. Dimension the sidewalk within the ROW. DS 2-02.2.1.A.12.

19. Detectable warnings (truncated domes) are required at marked crossings (crosswalks).
The area covered by the truncated domes shall be twenty-four (24) inch deep and extend
the full width of the crosswalk, preceding the crosswalk, including the handicap access
aisle. All accessible curb ramps shall have truncated domes installed that shall
be twenty-four (24) inches minimum in the direction of travel and extend the full
width of the curb ramp or flush surface. The domes shall be located so the edge nearest
the curb line is six (6) inches to eight (8) inches from the curb line. Provide a detail of the accessible curb ramp, the truncated dome and show on the plan where truncated domes are required. ANSI 406.12, ANSI 705

20. The grading limits extend outside the property limits. It is understood why the grading limits extend past the east property line, however it is not clear why the grading limits extend to the perimeter of the offsite basin. Clarify in detail in the response letter and revise the plan appropriately. DS 11-01.4.1.F.1.b.

21. The site infrastructure on the grading plan must match the development plan. The drive through lane and the one-way by pass lane has not been shown on the plan. Provide this information on the plan. DS 11-01.4.1.F.1.c.

22. Show on the grading plan the onsite existing and proposed 100-year discharge concentration point locations include the quantities. SMDDFM 2.3.1.6.A.

23. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot be approved until it has been approved by the Engineering Section.

2. Please be aware that the Development Plan (which has been approved) must also go through the Site Plan process before we can approve the Grading Plan. This is a walk through process in which the stamped approved Development Plan is also approved as a Site Plan. Please submit two copies of the approved and stamped Development Plan/Site Plan, Landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.
