Bluewater Marine Grading Plan T06BU02317 (First Review) RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and Stormwater Pollution Prevention Plan (SWPPP). The Grading Plan cannot be approved prior to Site Plan approval. Please be advised that additional Grading Plan comments may be forthcoming following approval of the Site Plan. Additionally, please note that until the Site Plan and the Grading Plan have been approved, additional comments on the SWPPP may be forthcoming as well. Also, be advised that this is the first grading submittal for this grading permit application. Please note that after the second review, all subsequent reviews will be charged an hourly rate. The Grading Plan, Drainage Report and SWPPP cannot be approved as submitted. Please include a response letter to the comments along with the corrected copies of the Grading Plan, a revised Drainage Report, a revised SWPPP and a copy of the Site Plan (preferably already approved) with your next submittal. Grading Plan: 1. Please provide more spot elevations to verify drainage flow. 2. Please provide general dimensions for the retention/detention basin on the Grading Plan. 3. Please correct what appears to be a typographical error in the Paving and Grading Notes No. 10, which calls for an 8" thick layer of riprap when the specifications call for a 12" thick layer. 4. Please revise or remove the future curb, right-of-way and/or sight visibility triangles from the Grading Plan. 5. Please provide a cross-section detail of the proposed water harvesting area located directly west of the proposed building. 6. If the above referenced water harvesting basin is sloped, please verify there is a minimum distance of 5 feet from the building foundation and that an imaginary 45o slope extending downward from the nearest foundation edge is not intercepted by that slope, per the recommendations in the Geotechnical Evaluation by Western Technologies, Inc. 7. The Geotechnical Evaluation recommended landscaped areas and/or planters not be located adjacent to or near the structure. Please verify if the location of the above referenced water harvesting basin is supported by the Geotechnical Evaluation. 8. The Geotechnical Evaluation assumed the finished floor elevation would be no more than 1 foot above existing grade (page 1, Section 2.0). Please verify that there are no changes in the Geotechnical Evaluation recommendations due to the finished floor being a minimum 3 feet above existing grade. 9. Please state on the Grading Plan that the plan is in compliance with the Geotechnical Evaluation dated and sealed by Randall D. Harris, P.E. on 10/13/05 of Western Technologies, Inc. 3480 S. Dodge Blvd., Tucson AZ 85713, (520) 748-2262. Drainage Report: 1. Please see comments from the Site Plan review for comments with regards to the Drainage Report and provide a corrected copy with the next submittal of the Grading Plan. Stormwater Pollution Prevention Plan: The following comments reference the location in the AZPDES Permit where it can be found. 1. Part IV.B.2.c: Explicitly indicate in the SWPPP the name of the operator with operational control over project specifications (including the ability to make modifications in specifications). 2.
