Ortiz, PE Engineering Division SUBJECT: Callecita Villas Condominiums Grading Plan T06BU02039 (First Review) T13S, R113E, Section 24 RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. List subdivision or Development number, and if a DSMR was required list the DSMR number. 3. Provide additional spot grades in the eastern water harvesting landscape area to ensure positive drainage away from the proposed and existing structures. 4. Illustrate the grade break/high point in the private entrance off of Limberlost Drive. 5. Per PCDOT Stormwater Detention/Retention Manual "Security barriers must be provided at the top of all basin side slopes steeper the 4:1 where water depths exceed 2 feet." Stone Wash serves as a basin therefore a physical barrier shall be required along the entire length of the western property line at the top of bank. 6. Place a note on sheet 1 that states "A copy of these approved plans must be on the job site whenever construction is in progress." 7. If applicable, show Phase numbers and delineate. Each phase must function independent of future phases. 8. Show gradeable area and illustrate the limits of grading. 9. Keynotes 2 and 3 (SVT info) is not needed on the grading plan, but if chosen they can remain on the grading plan. If left on please illustrate the actual SVT line-work in the plan view 10. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 11. Call out/Illustrate peak discharges entering and exiting the site. Drainage report: The Drainage report does not appear to be the latest revised report. Please submit the latest report with the next submittal. Ensure that the following comments have been address with the report. 1. Address the maintenance responsibility for all drainage facilities (including retention basins) in the Drainage Report and provide a maintenance checklist. We also recommend including a copy of the check list in the CC & R's to allow the Home Owners Association access to the list and facilitate their maintenance responsibility. 2. Due to the fact that Stone Wash has the capacity to handle additional storm water and the close proximity of the site in respect to Rillito River is there a possibility of routing some of the on-site flows to Stone Wash to minimize the size of the retention basin? Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: STORM WATER POLLUTION PREVENTION PLAN. 1. Include the site address on the cover sheet of the SWPPP. 2. Include page numbers with the Table of Content of each subject item. 3. In the narrative add the following verbiage in a general note; Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 4. Two copies of the Arizona Pollutant Discharge Elimination System General Permit have been submitted with the SWPPP. One copy is required to be with the SWPPP. Remove one copy of the AzPDES General Permit in each SWPPP. 6. Provide a detail on sheet 2 of the SWPPP site map of a concrete washout and chemical storage area 7. Be advised site fencing is required in areas where drainage is directed (low elevations). It is an unnecessary cost to the owner to provide silt fencing on the entire perimeter of the site. It is recommended to only provide silting fencing in areas of lower elevation. 8. In addition to the above comment, the contours on the SWPPP do not match the contours on the grading plan. Revise the SWPPP accordingly. The contours on the SWPPP and grading plan must match. |
