SUMMARY: Engineering Division of Development Services Department reviewed the revised Grading Plan package, including the approved Tentative Plat, and determined all conditions of approval have been met. Engineering recommends approval of the grading permit, with conditions to the permit as listed below. A grading permit may be issued once a reseed bond and any remaining fees are paid.

GRADING PERMIT CONDITIONS:
The following 12 conditions apply to grading permit T06BU01910:
1) Call for Pre-construction meeting, intermediate and final inspections. For a DSD Engineering Inspection, call IVR (740-6970), or contact DSD Engineering at 837-4991, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html
2) A copy of the Grading Plan, Grading Permit, and SWPPP shall be kept at the site at all times, until final grading approval.
3) Any revision to the Grading Plan may require a re-submittal of a revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design.
4) A bond shall be posted for native seeding. If grading construction does not commence within 60 days after grubbing, the disturbed area shall be native seeded within 30 days following the expiration of the 60 day period.
5) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required.
6) Separate building permit applications are required for any walls.
7) The permitee shall notify the DSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all erosion control measures have been completed in accordance with the approved grading plan and grading permit, and all conditions of permit are completed.
8) Prior to request for final inspection approval, all outstanding fees shall be paid.
9) There shall be no disturbance outside of the disturbance/grading limits, and no grading shall begin until all required SWPPP controls are installed.
10) There shall be no stockpiling or construction vehicles stored in the 50-ft WASH Ordinance wash area. There shall be no grading or disturbance whatsoever outside of grading limits as shown on the approved plans. Any violation of the conditions regarding the disturbance limits shall incur a notice of violation and may require a Stop Work Order which will not be removed until re-review of the Overlay and SAC review is completed.
11) Contact Permits and Codes (791-5100) for any questions regarding any right-of-way permit requirements.
12) Truncated domes are required for access ramps per ADAAG.
