SUMMARY: Engineering Division of Development Services Department reviewed the revised Grading Plan package and response letter. Engineering maintains conditional approval of the grading permit. The Tentative Plat shall be formally approved by CDRC, and, all grading comments are addressed prior to grading permit issuance. Assure the revised (if needed) drainage report, 4 copies of the revised grading plan, and 4 copies of the SWPPP are provided to reflect the remaining conditions of approval:

GRADING PERMIT CONDITIONS OF APPROVAL:
1) City of Tucson Development Standards (DS) Section No.2-03.5.2: The grading plan cannot be approved unless it is in conformance with an approved tentative plat. Provide a copy of the approved Tentative Plat with resubmittal.
2) DS Sec.11-01.4.1.C: The grading plan will require easement information prior to issuance of grading permit. Show all existing easements as listed in the current Title Report Schedule B on the plan with recordation information, locations, widths, and purposes. If the easement is not in use and proposed for abandonment, so indicate. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Label docket / page for the temporary construction easement / drainage maintenance easement for the proposed drainage improvements (spillway and bleeder pipe) along west property boundary.
3) DS Sec.11-01.4.1.C: For Lot Grading details, per geotechnical Letter dated September 14, 2006, identify 1 to 2 feet setback from swale to foundation for sideyard drainage section detail on sheet 3. This setback is a minimum setback in other words the detail should reflect that the edge of the swale is at least 1-2 feet from foundation; the revised detail depicts a swale adjacent to foundation. Revise detail Section 2-2 on sheet 4.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Landscape Review Sections and until all zoning comments or concerns have been addressed. In addition, all matters of conditional approval from Engineering must be resolved.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
