Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time until the following comments are addressed.

2. All existing access ramps that do not meet the location requirements or slopes must be reconstructed to comply with the applicable ANSI standards.

a. Add truncated domes to all access ramp details and locations where the pedestrian circulation leads the pedestrian to a vehicular use area, such as at access aisle. When transitioning from the sidewalk area onto the vehicular use area truncated domes must be provided. See ANSI 406.12 for length and depth of the required truncated domes.

b. Access ramps are not allowed in the access aisle or within the vehicular use area, see ANSI 406.6 LOCATION. All access ramps that do not comply with this requirement must be constructed to meet this ANSI standard. Please ensure that when placing access ramps in the sidewalk area and when needed, landings must be provided for the continuous circulation to function as required. It may be necessary to use flush type access with truncated domes to the access ramps where the sidewalk width is such that the Apron type ramp can not be used.

c. Label the maximum allowed slopes for access aisles, H.C. parking spaces, access ramps and flares. This info can be provided on the typical detail drawings. See ANSI 406 for access ramps and landings and 503.4 for H.C. parking and access aisles.

d. The pedestrian circulation must be continuous from the street sidewalk and throughout the development. Draw, label and dimension the sidewalk that provides access from the Grant Road sidewalk to the development. The sidewalk must include access ramps fitted with truncated domes at all locations where crossing a PAAL. Please ensure that the sidewalk system is designed to be continuous throughout the site with crosswalks at key locations.

3. Zoning is willing to re-review the grading plan over the counter on the next submittal. If the changes made require additional review by the zoning section a one-day turnaround for the review may be required for the review and re-stamp by other reviewing agencies. (Additional comments may be forthcoming due to changes made to the plans.)
