SUMMARY: The Grading Plan, geotechnical report, drainage report, and SWPPP were received by Development Services Department. Development Services Department Engineering Division has reviewed the received items and recommends approval of the Grading Plan.

GRADING PERMIT CONDITIONS:
1) The following 12 items will be conditions applied to the grading permit:
a) Call for SWPPP inspection and Pre-construction meetings. For DSD Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: HTTP://WWW.CI.TUCSON.AZ.US/DSD/ONLINE_SERVICES/ONLINE_PERMITS/ONLINE_PERMITS.HTML
b) Recommendations for the addressing the closure of any open, underground water encachements or wells shall be followed according to Geotechnical Report dated 10-12-05 for this project: 63055187 and any addenda.
c) Grading for dumpster enclosure shall be elevated to direct stormwater around dumpster area and prevent drainage entering or draining through the dumpster enclosure.
d) A copy of the ADEQ AZPDES General Permit must be a part of the SWPPP at the site.
e) A copy of the Grading Plan, Grading Permit, and any Geotechnical Reports shall be kept at the site at all times, until final grading approval.
f) There shall be no disturbance outside of the disturbance/grading limits.
g) Truncated domes are required for any access ramps per ADAAG. This is an update to COT standard detail 207.
h) Any revision to the Grading Plan may require a re-submittal of a revised grading plan for review. Contact DSD Engineering at 791-5550 to discuss changes in grading design.
i) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required.
j) Contact Permits and Codes (791-5100) for any questions regarding any right-of-way permit requirements.
k) Regarding the SWPP, the operator shall report to ADEQ any noncompliance (including spills) which may endanger human health or the environment. The operator shall orally notify the office listed below within 24 hours: Arizona Department of Environmental Quality, 1110 W. Washington, 5th floor (5515B-1), Phoenix, AZ 85007, Office: 602-771-4466; Fax 602-771-4505
l) As-builts and letters of completion for the overall project are required. The permitee shall notify the DSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage facilities and their permanent protective devices, and all erosion control measures have been completed in accordance with the approved grading plan and grading permit, and any required reports have been submitted.

Comments for T06BU01378:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved tentative plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved tentative plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the tentative plat plans as an approved site plan. The tentative plat plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped tentative plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
