Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved development plan. Please submit two copies of the approved and stamped development, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved site/development plan. Additional comments may be forthcoming.

4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

SUMMARY: The Grading Plan was reviewed by Development Services Department Engineering Division. The Grading Plan was not approved at this time.

Grading Plan Comments:

1. Revise the dumpster detail (E on sheet 2) to provide post barricades along the sides of the enclosure. Provide 10 feet clear between the posts on opposite sides of the enclosure. (DS 6-01.4.2.C)
2. Clearly delineate the grading limits for the project.
3. Clarify in the details or in the plan view how the discharge to the Northmanor Wash will not cause erosion of the bank and bed of the channel.
4. Revise the grading plan to provide the class 2 bicycle parking in the landscaped area to the south of the existing paved walking path as shown on the Development Plan.
5. Provide a representative section for the area north and west of the proposed building. Include the area of adjacent right of way that will be graded. Provide a note indicating that a right-of-way permit will be required for all work in the right-of-way.
6. Show the bike rack south of the pedestrian path as shown on the development plan. Provide details for the pad including dimensions.
7. Clarify the extent of development in the area south of the pedestrian path. It appears from the plans that this area will remain unchanged except for the bike rack and some enhanced landscaping. Provide notes or details on the plan.

Stormwater Pollution Prevention Plan Comments:

8. Update the Stormwater Pollution Prevention Plan to address the specifics of the current project. Include an updated or supplemental site map. Update all of the scheduling and BMP sections as necessary. Please provide a list of changes for effective review.
