RESUBMITTAL REQUIRED: Grading Plan, Drainage Report, Soils Engineering Report, and SWPPP

The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:

1. Grading plan clearly marked "GRADING PLAN".
2. Please include a response letter to the comments along with the corrected copies of the GP.
3. List the Development plan number.
4. If applicable, show Phase numbers and delineate. Each phase must function independent of future phases.
5. Show gradeable area, and limits of grading.
6. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed.
7. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
8. Show the 100-year flood peak discharge.
9. Cut or fill slopes require a 2' minimum setback from property line.
10. Call out peak discharges entering and exiting the site.
11. As per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207.
12. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
13. If possible water harvesting techniques should be incorporated into the development by conveying rooftop drainage to designated water-harvesting areas. Please address how water-harvesting techniques will be incorporated into the development. Refer to the newly adopted City of Tucson Water Harvesting Guidance Manual for design considerations.
14. Show limits of floodplain along the Rillito River.
15. Copy the Dumpster enclosure detail in the development plans onto the grading plans.
16. The grading plan has to serve as a stand alone construction document, therefore all horizontal dimensions provided in the development plans needs to be on the grading plan sheets. If the grading plan sheets become cluttered feel free to insert additional sheets with the required horizontal layouts.
17. It appears that an access ramp is needed at the south end of the project at the end of the sidewalk-running west to east.
18. Not all the sidewalk widths are called out (i.e. the sidewalk running along the southern boundary).
19. Sheet 7: section I/2 cannot be found. Should this section be I/15?
20. Keynote 42 refers to a soils Engineering report. Please provide a copy of this report with the next submittal. Explain the purpose for the 3-foot excavation.
21. Cross-reference Detail A, J, L, and the details on sheet 16.
22. Please provide the following notes to the grading plan.
· All construction shall be in accordance with the City of Tucson Code (COTC), applicable ordinances and the condition of project approval. These documents are supplemented by the City of Tucson Development Standard 2003, City of Tucson Standard Specifications for Public Improvements, City of Tucson Stormwater Detention/Retention Manual, and Best Management Practices (B.M.P). It shall be the sole responsibility of the applicant and the professional engineer to correct any error, omission, or variation from the above requirements found in these plans. All corrections shall be at no additional cost or liability to the City of Tucson.
· Prior to the release of the first lot or release of assurances for subdivision, an Arizona registered Professional Civil Engineer must certify that all drainage infrastructures including Storm drain systems have been constructed in accordance with the approved plans.
· For inspection purposes, please fill out the enclosed "AZPDES - Posting Requirements" green sheet, and post at construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction.



Drainage report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. Show the project address on the cover of the Hydrology report.
3. Add the Storm drain system maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR. Provide a copy of the checklist to the owners of the site.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved site/development plan. Additional comments may be forthcoming.

3. Please ensure that all freestanding lighting/light poles are depicted on the grading plans sheets and match the approved development plan sheets

4. Two copies of the CDRC approved and stamped development plan, landscape and NPPO plans are required for the following.

A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.
