The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. Cross reference sheet numbers of all details to call outs on plan view.
3. Dimension and callout limits of riprap on sheet 6
4. Due to the close proximately of the underground retention basin to Lot 6 ensure that the perforation of stormwater from this system will not create an adverse condition to the proposed overlying slab foundation of Lot 6. This information and be presented in a Geo-Technical report and/or the Drainage Report.

Drainage report:
1. No additional comments

SWPPP:
1. On the SWPPP site map provide additional information in regards to how the new catch basins are going to be protected. Keynote 2 does not appear to apply. Insert modified site map into SWPPPs

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.

4. There areas depicted on the grading plan that do not match the approved tentative plat. Please review all plan sheets and ensure that the design of the development with regards to building area, parking landscaping etc. as approved on the tentative plat/development plan is depicted on the grading plan. Deviations from the tentative plat/development plan will require a resubmittal and approval of the revisions through the CDRC process.

5. Review the details on sheet 3 of the grading plan and revise detail F, M, R, and Q. Some of the details have been annotated with incorrect dimensions and and others with incorrect text.
