The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: FOUR COPIES OF THE GRADING PLAN AND THE SWPPP, TWO COPIES OF THE DRAINAGE REPORT ADDENDUM

1. Be advised a copy of the stamped approved Site Plan must be included with the Grading Plan submittal.

2. Provide the location and size of the basin access and maintenance ramps on the plan view. SMDDFM 2.3.1.6.A.4.b.

The above comment is from the first review. The response to the comment was, "Good One." This is not an acceptable response to the requested requirement. This office acknowledges the proposed basins are not large regional basins. However it is a requirement to show on the site plan how the basins will be accessed for routine maintenance of the basins. Revise the site plan to show how the basins will be accessed for maintenance. Detention/Retention Manual 1.4, SMDDFM 2.3.1.6.A.4.b.

In addition to the above comment the drainage report must include " Maintenance Checklist for Retention Basins." For reference please refer to the submitted document and SMDDFM 2.3.1.6.C.

3. Provide the proposed 100 year flow amount (cfs) that is directed to the ROW from the basins on the plan view. The proposed 100 year stormwater that is accepted into the ROW can not increase in volume from the existing 100 year stormwater.

The above comment has not been addressed. Provide on the grading plan at minimum the proposed flow that is directed to Oracle Road that is found in the drainage report in the Appendix on the grading plan sheet 1.

4. In addition to comment 2: the drainage report on page 5 and 6 discusses a 4" pipe to be used when the retention basin will not function. With proper maintenance for the retention basin the basin should function. It is also not clear how the responsible party for the basin (typically the property owner) will know that the pipe exists. Provide discussion in the report and reference the grading plan on how the owner will construct and permit the removal of the cap when the basin will not function. Provide detail and specifications of how the pipe will flow into the stormdrain. It is not clear why the proposed project does not consider the basin to bleed now rather then changing the function of the pipe in the future..

STORMWATER POLLUTION PREVENTION PLAN COMMENTS


1 Each operator is responsible for submitting a completed NOI to ADEQ and a copy to the City of Tucson. Provide the NOI for the general contractor, Farwest Development & Construction. (Part IV.F)
