The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN

1. Be advised a copy of the stamped approved Site Plan must be included with the Grading Plan submittal.

2. Revise the grading plan to use a standard engineering scale no larger than l" = 60' on a sheet(s).

3. Indicate on the plan view building roof slope, downspouts and sidewalk scuppers. Add note, "All roof spouts will be routed under any adjacent sidewalk."

4. Show adjacent property zones in effort to determine if there are differential grading issues. DS 11-01.8.

5. Show the depth of the water harvesting areas in the landscape areas. Either by a general note or label on the plan.

6. Show the grading limits on the plan. See the Development Standard 11-01.9. for the required setbacks.

7. Show more finish grades on the plan, specifically within the parking area. Drainage patterns must be readily definable in all areas. The natural grade of the overall site is to the southwest. Positive drainage to the basins must be demonstrated on the plan view. Revise appropriately. DS 2-08.4.1.E, DS 2-02.2.1.A.16.

8. Indicate grade breaks. Indicate a grade break symbol in the legend.

9. Revise site plan/grading plan to show positive drainage within all the basins. The basins must demonstrate positive drainage to the outlets. SMDDFM 12.5

10. Provide a cross-section of each basin. Show elevations (top and bottom of basin), slopes, adjacent curbs/walls etc. Show the water surface elevation for each basin.

11. Provide the volume of each basin on the plan view.

12. Security barriers must be provided at the top of all basin slopes steeper than 4:1. Revise the grading plan appropriately. Detention/Retention Manual 3.6.2.

13. Provide the location and size of the basin access and maintenance ramps on the plan view. SMDDFM 2.3.1.6.A.4.b.

14. Provide the existing off site to onsite and the onsite to off site 100 year flow (cfs) on the plan view. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions.

15. Provide the proposed 100 year flow amount (cfs) that is directed to the ROW from the basins on the plan view. The proposed 100 year stormwater that is accepted into the ROW can not increase in volume from the existing 100 year stormwater.

16. Any work within the ROW requires a ROW permit from the Department of Transportation. It is recommended to contact Permits and Codes (791-5100) for any questions regarding any right-of-way permit requirements.

STORMWATER POLLUTION PREVENTION PLAN COMMENTS

1.Provide the location map on page 5. Identify the receiving waters on the location map. (Part IV.C.2.e)

2. Identify the location of detail 1 on the site map.

3. Each operator is responsible for submitting a completed NOI to ADEQ and a copy to the City of Tucson. Both of the NOIs submitted (Appendix A) have not e been filled out. Provide copies of both NOIs filled out and signed by the owner and the contractor. (Part IV.F)

4. Provide a signature from the person that will have "operational control over construction plans and specifications." This provides to the City of Tucson verification by the appropriate party the responsibility of SWPPP compliance. (Part IV.C.1)

5. In the narrative add the following verbiage in a general note; Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html

6. Please refer to the enclosed green document "AZPDES - Posting Requirements". This must be post at the construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction. Be advised this document must be completely filled out upon the time of the pre-construction meeting.

7. Submit 4 copies of the revised SWPPP once the grading plan is closer to approval.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Revise the retail building footprint to match the footprint on the approved site plan. ALabel the building square footage.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved and stamped site plan. Additional comments may be forthcoming.
