Ortiz, PE Engineering Division SUBJECT: Alicante Lots 1-14 Grading Plan T06BU00656 (First Review) T13S, R14E, Section 31 RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. Sheet 3 detail A calls out for a max cross slope of 8% along the pedestrian refuse area (sidewalk). Cross slopes along sidewalks cannot exceed 2%. This section will need to be modified. 3. Provide proposed spot grades at each driveway. As stated above the max cross slope for sidewalks cannot exceed 2%, therefore verify that the proposed driveways for each lot will meet required ADA slopes along all sidewalks. 4. Truncated domes are not required at the driveways for lots 1 and 2. 5. Add the follow item to the legend asphalt hatch. 6. Illustrate the line work for the existing overhead electric. 7. Is the overhead electric going to be relocated? 8. Please provide the following notes to the grading plan. · All construction shall be in accordance with the City of Tucson Code (COTC), applicable ordinances and the condition of project approval. These documents are supplemented by the City of Tucson Development Standard 2003, City of Tucson Standard Specifications for Public Improvements, City of Tucson Stormwater Detention/Retention Manual, and Best Management Practices (B.M.P). It shall be the sole responsibility of the applicant and the professional engineer to correct any error, omission, or variation from the above requirements found in these plans. All corrections shall be at no additional cost or liability to the City of Tucson. · Prior to the release of the first lot or release of assurances for subdivision, an Arizona registered Professional Civil Engineer must certify that all drainage infrastructures including detention/retention basins have been constructed in accordance with the approved plans. · For inspection purposes, please fill out the enclosed "AZPDES - Posting Requirements" green sheet, and post at construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction. 9. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. See attached sheet. See Tentative plat comments S05-163. 10. List administrative address/site address on plans. 11. If applicable, show Phase numbers and delineate. Each phase must function independent of future phases. Be advised that during construction no release of lots will be permitted until all proposed improvements have been completed unless a phasing plan has been provided and approved by Development Services. 12. Show limits of grading/gradeable area. Include all limits of new pavement. Consider proving a call out "MATCH EXISTING PAVEMENT" at tie-in location of proposed pavement with existing pavement to clearly define limits of paving work. 13. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 14. Call out peak discharges exiting the site. 15. Match Drainage report and Tentative Plat. Any revisions to the grading plan need to reflect on all documents 16. Water harvesting techniques shall be incorporated into the development by conveying rooftop drainage to designated water harvesting areas. Please address how water-harvesting techniques will be incorporated into the development. Refer to the newly adopted City of Tucson Water Harvesting Guidance Manual for design considerations. 17. Provide additional details in regards to how the retention basin will function (for example how it will percolate the soils). Consider providing specs to illustrate how the system will work, and ensure that any details reflect those specs. 18. All new sidewalk within public right of way shall be 5 feet wide per City of Tucson Development Standards 3-01-3.3 Pedestrian Circulation Paths. Therefore the proposed 4-feet along Tyndall Avenue and Blacklidge Drive need to be 5-feet wide. 19. It appears that the Underground 60" retention pipe will be in conflict with the sanitary sewer line and the water line. Please discuss how these utilities are going to get passed the retention basin. 20. Ensure that all applicable revisions to the grading plan are reflected on the tentative plat. Drainage report: 1.
