The tentative plat is currently in review. Any changes made to the tentative plat must be reflected on the grading plan. The tentative plat and grading plan must match. Due to the fact there are outstanding tentative plat comments the grading plan was reviewed on a preliminary basis. Additional comments could be forthcoming on subsequent submittals. 2. Flood Use Permit is required prior to grading plan approval. Please submit a floodplain use permit application with the second submittal. The floodplain use permit application is at the Engineering Counter downtown at 201 North Stone Ave. 3. Cloud in revisions and provide dates. 4. List administrative address/site address on plan. 5. Show limits of grading, include the line weight in the legend. Be aware of the setback criteria found in the Development Standard 11-01.9.0. 6. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 7. Indicate in keynote 24 the depth of the water harvesting area. 8. Keynote 15 indicates an existing wall/fence to remain. Keynote 21 indicates a 5' CMU wall per Architectural plans, which indicates a new wall. Is the intent to show two walls on the east side of the property? Or is there an existing wall with openings (gaps) and the proposed wall is going to create one wall without openings/gaps? Clarify in the response letter and revise appropriately on the plan view. 9. In regards to the above comment, are there openings on the wall/fence that is located on the east side of the property? Perimeter wall must have adequate flow-through wall openings for accepting and releasing drainage without elevating or ponding water on the upstream side of the development and so as to not concentrate or increase flow on the downstream side. To meet this requirement show wall openings for the required perimeter wall on the site plan or provide appropriate notation. Clarify in the response letter and revise appropriately on the plan view. 9 SMDDFM 12.5 10. Indicate building roof slope and roof downspouts to ensure the cisterns are receiving the roof drainage. DS 2-02.2.1.A.16. 11. Add a general note to the grading plan, "All roof spouts will be routed under any adjacent sidewalk." 12. Is the sidewalk within the ROW existing or proposed? Clearly indicate on the grading plan if the sidewalk is existing or proposed. Call out the width. Revise appropriately. 13. Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: STORM WATER POLLUTION PREVENTION PLAN. 1. The operator responsible for day to day activities (the contractor) and the operator with control over plans and specifications (owner/engineer) is required to submit an NOI to the state and a copy to the City of Tucson. Each operator is responsible for submitting a completed NOI to ADEQ and a copy to the City of Tucson. Submit two copies of the NOIs filled out and signed by the appropriate parties. (Part IV.F) 2. The Owner's certification should be signed prior to approval of the SWPPP for verification of the owner responsibility of SWPPP compliance. 3. In the narrative add the following verbiage in a general note; Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 4. Please refer to the enclosed green document "AZPDES - Posting Requirements". This must be post at the construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction. Be advised this document must be completely filled out upon the time of the pre-construction meeting. 5. Submit 4 copies of the revised SWPPP once the grading plan is closer to approval. |
