Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat/development plan. Please submit one copy of the CDRC approved and stamped tentative plat/development plan, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat/development plan. Additional comments may be forthcoming.

4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the CDRC approved tentative plat/development plan, landscape and NPPO plans are to be submitted with the grading plan packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The tentative plat/development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP

The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:

1. Please include a response letter to the comments along with the corrected copies of the GP.
2. Keynote 3 calls out for storm drain pipes. Please provide the type of pipe to be used, and the sizes of the pipes should be verified in the drainage report.
3. Ensure that storm drain pipes remain clean of debri and provide a note that refers to the checklist provided in the drainage report addressing maintenance requirements.
4. Cross-reference the following keynotes or provide call outs to City of Tucson standard details to keynotes 4 and 6.
5. Keynote 16 provide: 6 inches for water harvesting rather then 4 inches.
6. Be advised that during construction no CofO's will be permitted until all proposed improvements have been completed unless a phasing plan has been provided and approved by Development Services.
7. Please provide the following notes to the grading plan.
· All construction shall be in accordance with the City of Tucson Code (COTC), applicable ordinances and the condition of project approval. These documents are supplemented by the City of Tucson Development Standard 2003, City of Tucson Standard Specifications for Public Improvements, City of Tucson Stormwater Detention/Retention Manual, and Best Management Practices (B.M.P). It shall be the sole responsibility of the applicant and the professional engineer to correct any error, omission, or variation from the above requirements found in these plans. All corrections shall be at no additional cost or liability to the City of Tucson.

· A copy of the approved stamped Grading Plan, and Grading Permit shall be kept at the site at all times, until final grading approval.
· Prior to issuance of the first C of O for a development or release of assurances for subdivision, an Arizona registered Professional Civil Engineer must certify that all drainage infrastructures including detention/retention basins have been constructed in accordance with the approved plans.
· For inspection purposes, please fill out the enclosed "AZPDES - Posting Requirements" green sheet, and post at construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction.

Drainage report:
1. Considering that the storm drain infrastructure is the only means for draining the site it is important that in addition to the checklist for basin maintenance a checklist for the storm drain infrastructure maintenance shall be provided to ensure that the pipes function and are kept free of debri. For example, the proposed size of the catch basin may need to be modified to allow maintenance crews the room to clean out debri in the storm drain.
2. Provide storm drain calculations (hydraulic analysis) per City of Tucson Standards for Drainage Design & Floodplain Management Section 10.8 Pg 10.26 to ensure that any tailwater will not have any adverse effects to the site.
3. Provide calculations for the sizing of the storm drain pipes.

At the time of approval please provide 4 copies of the SWPPP and the grading plans for Development Services Stamps and distribution of plans.
