Overlay Re-submittal Engineering Review REVIEWER: Elizabeth Eberbach ACTIVITY NUMBER: T05SA00372 SUMMARY: The Overlay package including the revised W.A.S.H. Report, copy of the drainage easement document, and response letters were reviewed. PROJECT SAC SUMMARY: The Tres Pueblos Norte project proposes minimal encroachment into the Rodeo W.A.S.H. Ordinance wash. The existing Rodeo Wash is an existing constructed channel located along the south boundary of the project. The wash channel is approximately 8 feet deep and top width 80 feet, with earthen bottom, 3.5:1(H:V) side slopes, and existing concrete cut-off walls in the channel bottom. There is a proposed trail and landscaping proposed to enhance and within the W.A.S.H. Study Area. There are no utility grading or drainage structures proposed in the Study Area. Engineering recommends W.A.S.H. Overlay approval with the conditions listed below for the W.A.S.H. Report. W.A.S.H. OVERLAY CONDITIONS OF APPROVAL: 1) Tucson Code Sec. 29-15(b)(1): Address the remaining W.A.S.H. Ordinance Report comments: a) Tucson Code Sec.29-15(b)(1)Element d: Provide further clarification that a portion of the 80-ft Private Drainage Easement will be a Recreational Trail within a common area and there will be a public access easement provided for the area incorporating the 50-ft Study Area and connecting trails to public right-of-way. b) DS Sec.3-01.1.1: Tie in the public access easement from end of recreational trail to the public right-of-way. This will need to be clarified on the Tentative Plat and a W.A.S.H. exhibit. c) There are two exhibits titled Figures 4 and 5. Clarify exhibits and table of contents; check exhibit titles, or remove redundant documents. d) The top half of page 4 in the W.A.S.H. Report is blank. Make sure any missing figure or exhibit is included with final draft of W.A.S.H. Report. Submit a revised report for the W.A.S.H. Report with exhibits discussed in the above comments, revised Tentative Plat, response letter, and any other supporting documentation.
