However, a decision on the application cannot be made at this time. The following additions/revisions are necessary in order for Development Services to refer the application to the Stormwater Advisory Committee and to render a decision on the application. Please submit the items in conditions 1-7 below. Formal review and comment on the application will not proceed until the conditions are met. 1) A more detailed numbered inventory; include basal trunk diameter, height measurement, and viability ratings for plants in the affected study area. 2) Representative photographs of the study area. 3) The mitigation plan will be required to provide 2:1 mitigation for shrubs and small trees removed and 3:1 for trees greater than 4" removed from the resource area. 4) A 3-year maintenance plan is required. The Maintenance Plan shall include a schedule or frequency of visits, types of scheduled and emergency maintenance activities, access requirements, identification of short-term and long-term responsibility, and a list of required maintenance easements and agreements. 5) A delineation of the resource area, including not only the 50-foot (from top of bank) study area depicted on the plan, but also the channel and banks of the wash itself. Describe specifically why the Resource Area cannot be left in its natural state. (Why is the path located in the resource area, why does the drainage scheme require a channel that disturbs the resource area?) 6) Any additional information required by the Engineering Section. 7) A preservation plan for native vegetation in the resource area. Show grading limits and identify methods used to protect existing vegetation. TCC 29-16. 8) 20 additional copies of the plant/habitat inventory and the preservation/revegetation plan, and 2 additional copies of the Hydrology/hydraulic study plan will be required for distribution to the SAC and TDOT Stormwater. |

Development Services Department Engineering Division has done a review of the received items and does not recommend approval at this time. W.A.S.H. REPORT COMMENTS: 1) City of Tucson Development Standards (DS) Section No.2-03.2.4.L: Address Tentative Plat comments prior to resubmittal. 2) Tucson Code Sec.29-17(a): The project shall be submitted to SAC for review. 3) Tucson Code Sec.29-17(b)5: Add discussion in W.A.S.H. Report regarding whether the resource area is restored as closely as possible to its predisturbance condition. Submit revised W.A.S.H. Report, revised Tentative Plat, response letter, and any other supporting documentation. The next submittal should address all the above items.
