The Engineering - Permits and Codes Section has reviewed the PIA Plan and Drainage Report and does not recommend approval of the PIA Plan at this time. The Drainage Report is reviewed for PIA purposes. The attached comments are based on the information provided and is not meant as an all inclusive list of items that must be addressed but a check for general conformance to City Standards. The Engineer of Record (the engineer preparing and certifying the plans, in this case Greg Carlson Engineering) is responsible for the plans/design meeting all applicable Standards, Codes, Ordinances, and for any issues errors and/or omissions. The following review comments need to be addressed in the next submittal. PIA Plan 1. Please include a response letter with the next submittal that states how all comments have been addressed. Include plans/redlines from previous plan submittal. 2. Maps and Plats, Book and Page should be noted on cover sheet of subdivision street improvement plans. Plat must be recorded before submittal of mylars for final review and approval. The activity number S04-181 should not be as apparent as the Book and Page should. Correct and revise. 3. Indicate a Standard Detail Legend indicating proposed right-of-way standard details to be used as per PC/COT STD DTL. 4. Add to General Notes-Street Improvements; Engineer of Record must provide written documentation that all utilities within the right-of-way have been cleared for construction. 5. Sheet 1 of 7; As per the approved Tentative Plat S04-181, General Note #20 states that a DSMR HAS BEEN REQUESTED TO ALLOW RELIEF FROM CITY OF TUCSON DEVELOPMENT STANDARD DS 3-01.6.2.B.4 TO REDUCE THE PAVEMENT WIDTH OF THE ENTRY ROAD FROM 32' TO 24'. Submit a copy of the approved DSMR. Indicate DSMR Case number on PIA plan. 6. Sheet 1 of 7; indicate administrative address on cover sheet of plans. 7. Sheet 1 of 7, Add note to General or Paving Notes: Engineer of Record must provide written documentation that all utilities within the right of way have been cleared for construction. See attached. 8. Sheet 2 of 7, General Notes-Street Improvements #8, shall read; All changes to these plans must be approved by the Tucson City Engineer's Permits and Codes Unit prior to construction. 9. Sheet 2 of 7, Details C & D; Indicate dimensions for existing pavement conditions. New asphalt connections/additions to collector streets should match the surface treatments (if any) of the existing street to the curb line/pavement edge of street being joined. Existing pavement thickness and surface treatment should be matched after saw-cutting at a minimum of 1 foot into existing pavement or 2 inches asphalt on 4 inches aggregate base course is the minimum specification, whichever is greater is required. 10. Sheet 2 of 7, Details C & D; Indicate for Bonanza Avenue if proposed street grade and pavement meet the approved Geotechnical Report recommendations. Saw cut line shall not be located along wheel path. 11. Sheet 3 of 7, Detail F, identify bold line with 2 dashes and note it in the legend. 12. Sheet 3 of 7, Detail I, indicate Truncated Domes ADOT S.D. C-05.30 in place of Tactile Grooves. 13. Sheets 4-7, Construction Keynote #8, add 1994 Edition after PC/COT STD DTL 207. 14. Sheets 4-7, Add Construction Keynote, symbol # 4 to Profile view to coincide with Plan view. See redlines. Correct and revise. 15. Sheets 4-7, Construction Keynotes noted on Plan view shall coincide with Profile view. Correct and revise. 16. Sheet 4-7, remove FPE and FFE from all lots. 17. Sheet 4 of 7, identify or remove arrow between station 1+00 to 2+00. 18. Sheet 4 of 7, Identify bold line with dashes. Indicate in legend. 19. Correct and revise. Indicate survey monument symbol on Profile view. See plan for redlines. 21. Sheet 5 of 7, Identify by Construction Keynote for east area; sidewalk, sidewalk scupper type, curb and ramp on Desert Enclave Dr. 22. Sheet 5 of 7, Manhole #2 RIM elevation on Plan does not coincide with Profile elevation. Correct and revise. 23. Sheet 6 of 7, Callout sidewalk/ramp area on Plan and Profile views. Indicate Construction Keynote #(s). 24. Standard Patch Detail should be shown on utility plans in for approval. If S.D.216 is called out, add note to modify to 6 inches thickness for AB or concrete sub-base. See S-95-67 PATCH DETAIL. 25. Based on the approved Mylars, DOT Permits and Codes will conduct a PIA pre-construction meeting with the Developer, Engineer of Record, and Contractor, and issue the approved permit application. Based on the approved permit application, DSD will collect applicable fees (5% of total construction costs) and issue the Excavation Permit to work in the Public right-of-way. 26. Permits and Codes, and Traffic Engineering will conduct their respective inspections in accordance to City approved plans and applicable City Standards. Inspection results will be provided to Development Services Department for their record tracking and information. Inspection request / inquires will be processed through the Development Services Department PIA coordinator. 27. Sheets 1-7, Indicate Plan No. I-2005-058 in title block. 28. Sheet 4 of 7, Detail Curb Modification for MH at edge pavement, indicate a detail symbol or letter graphically identifying detail to coincide with detailed area on Plan and or Profile view. |
