The attached comments are based on the information provided and are not meant as an all-inclusive list of items that must be addressed but a check for general conformance to City Standards. The Engineer of Record (the engineer preparing and certifying the plans, in this case Baker & Associates Engineering) is responsible for the plans/design meeting all applicable Standards, Codes, Ordinances, and for any issues errors and/or omissions. The following review comments need to be addressed in the next submittal. 1. Please include a response letter with the next submittal that states how all comments have been addressed. Include plans/redlines from previous plan submittal. 2. Submit a copy of the approved tentative plat. 3. Sheet 9 of 10: Indicate parking in roadway cross section 8. Response is unacceptable. A DSMR is required from DSD for omission of roadway parking prior to approval. Correct and revise. 4. Sheet 9 of 10: Include parking on both sides of the roadway for cross section 9, DSMR must be obtained for deviation of standards per City Development Standards and Land Use Code. Response is unacceptable. A DSMR is required from DSD for omission of parking prior to approval. Correct and revise. 5. Sheet 10 of 10: Place paving plan details on a separate sheet (Paving Plan sheet). Response is unacceptable. Comply with Steve Tineo's comment. Correct and revise. 6. Sheet 10 of 10: 22ND Street Paving Plan detail: Provide corresponding vertical profile for new curbing along 22nd Street. Response is unacceptable. Comply with Steve Tineo's comment. Correct and revise. 7. Sheet 10 of 10: 22ND Street Paving Plan detail: Per Rezoning condition 32.6. (Per approved Tentative Plat) provide " installation of an additional 12 feet of pavement and the north curb and sidewalk for the entire 22nd St. frontage." Extend paving and taper, and include the corresponding sidewalk and ramp per requirements. Traffic approval required.
