Under 5A. Clarify that the sleeving is in this contact.
NPPO approval plans should be submitted.
8A is confusing, shouldn’t this just say all landscape areas to receive decorative rock.
8B. What is tree setback from curb? Please include.

Shrub Planting
In reviewing the Master Plan for this project, I do not see any indication that a massive understory planting was discussed or recommended.
The quantity of shrubs for the planting area available is too high. Again the maintenance of this will be extremely high.
Understory shrubs should be reduced by 50%.
Some shrub selections are naturally too large for the spaces and will require constant trimming.
Planting:
At the intersection of Avenida Del Convento and Clearwater Dr. you have planted in the pedestrian area. There must be clear access around the SE side of the road. If a concrete walk is not required, then provide an open 5’ wide space for pedestrian access.
Do not plant NPPO trees in the Temporaty Buffer, this will cause us to transplant them again.
Do not plant trees in the future roadway to the SE.
Planting outside of the ROW should not be on this irrigation system.

Rock Mulch:
¾” decorative rock will make it harder to maintain weeds, and keep sidewalks clean. ¾” rock on the sidewalk is a high liability.
The finish grade in planter areas adjacent to sidewalk should be ½”.

Irrigation System: (if the City were to maintain)

The City does not utilize poly pipe. All pipe within ROW must be PVC.
All PVC pipe must be a min. of sch.40.
The Calsense controller must include LR (local radio) and RR (remote radio) The correct model number is ET2000-16-LR-RR-SSE-R
The Flow meter should be place before the filter. Call out size.
The Master Valve should be a Buckner Valve..
The City does not use single port emitters. Use one multi-port to six shrubs.
All multi-ports must be on a riser, with 90, in a pit box. (TDOT standard detail) Please remove detail 7 on sheet 11.
Where brick pavers are used, you do not need to provide sleeving, but in areas with concrete walks (Congress) please show sleeving from planter to planter.
