| 04/28/2006 | HEATHER THRALL | ZONING | REVIEW | Denied | TO: Development Services Department Plans Coordination Office FROM: Heather Thrall Senior Planner PROJECT: T05OT01774 2501 S. Wilmot Site plan, American Self Storage TRANSMITTAL DATE: May 1, 2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This plan was reviewed for compliance with the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI) and International Building Code 2003 (IBC). 2. Please note, this is the 2nd review of this project. The first review was done by Daniel Castro, now in another division. This review was done by Heather Thrall, reviewing for applicable codes, and to ensure prior review comments were addressed. 3. PER ANSI/last review: provide handicapped ramp specifications. Per this review, the wheels stop is contained in the entire 2.5 feet of the top of the handicapped parking space to allow for vehicle overhang, thus installing the handicapped sign within this area will be a conflict. Please relocate the sign. 4. Please demonstrate vehicle maneuverability within the storage area, as the PAAL width, combined with the storage space angle/length appears to be confined. 5. Per LUC 3.4.5.2., this site is comprised of a nearly 70,000 square foot building, which requires a minimum of three (3) loading zones, at a minimum size of 12x55 per the LUC. The plan shows loading zones only 12x24.5 feet - in addition, the loading areas must be striped. Please revise, ensuring unimpeded vehicle/parking circulation. 6. Depending upon the responses provided, further review comments may be forthcoming. For any questions, please contact me at Heather.Thrall@tucsonaz.gov or at 520-791-4541x1156. I am willing to make a counter appointment to review the revised plan. NOTE: Staff did not have "red lined" plans for this review.
