Storage Yard/Light Poles Transmittal date: 1st Review 6/13/05 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please indicate clearly what type of equipment is going to be stored on this site. I am unable to determine the use group proposed for the property based on the information provided. The following review comments are based upon a commercial storage use. 2. The electrical plan indicates power for the light poles is being provided from the property to the west. This site must be considered a stand alone property or the increase in lot area will cause the entire property to the west to be brought up to full code compliance as well. 3. Clearly indicate that there is no access from the proposed site to the property to the west. 4. As per DS 2-02.2.1.6 Indicate the area to be used for the commercial storage along with the square footage of the storage area. 5. As per DS 2-02.2.1.7. Indicate the required and proposed zoning setbacks. 6. As per DS 2-02.2.1.8. Indicate the required off street parking, including fully dimensioned layout, location, parking spaces, size and number, and typical parking space details for both handicapped and standard spaces, together with access thereto. 7. As per DS 2-02.2.1.9 Off-street bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage. 8. As per DS 2-02.2.1.10 Existing and future sight visibility triangles. 9. As per DS 2-02.2.1.11 Points of egress and ingress including locations and width of driveways and parking area access lanes (PAALs). 10. As per DS 2-02.2.1.12 Vehicular, bicycle, pedestrian, and handicapped circulation clearly identified. 11. As per DS 2-02.2.1.13 Location, type, size, and height of existing and proposed signage. If applies. 12. As per DS 2-02.2.1. 14 Fully-dimensioned loading space(s) and maneuvering area(s). 13. As per DS 2-02.2.1. 21 Dimensions from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines. 14. As per DS 2-02.2.2.A. The following calculations are required on the site plan, including the methodology. If there is not enough space on the site plan to include these calculations, another plan sheet is used. 1. Gross and net lot area. 2. Floor area for each building. 3. Percentage and area in square feet of building and accessory building coverage. 4. Vehicular and bicycle parking spaces required and provided, including handicapped. 5. Number of loading spaces required and provided. 6. Percentage of building or lot area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included. 15. As per a discussion with Wayne Bogdan of Zoning Enforcement this project will require an interpretation from the Zoning Administrator as to whether it is an expansion of the property to the west or a stand alone use, as well as, if it is a stand alone use will a building be required. Please submit a letter along with plans to the Zoning Administrator for his interpretation. The next resubmittal must include a copy of the letter with the Zoning Administrator's determination. 16. Depending on what is resubmitted and what the Zoning Administrator's determination is, further comments may be forth coming. A 6' screen is required to screen Grant Rd. from storage area per LUC 3.7.2-I. (2) years will be used as a base for shrub growth calculation. 3. Vegetative screens can encroach three (3) feet into the street landscape border. If the growing characteristics of selected plant material, at maturity, are of a width greater than three (3) feet, the plant location will be moved farther away from the street property line to allow for the growth per DS 2-06.3.7.B.5.b 4. All disturbed grubbed, graded, or bladed areas not otherwise improved shall be landscaped, re-seeded, or treated with an inorganic or organic ground cover to help reduce dust pollution. Provide treatment for unpaved areas to the east and south of storage facility. 5. Provide a NPPO plan or application for exception per DS 2-15.0 6.
