COMMENTS:

1. Label the dimensions of the existing and new buildings. DS 2-02.2.1.A.6

2. Label the setbacks from the existing and new buildings and all proposed equipment to all property lines. The minimum building setback from the street property line is based in the greatest of 20 feet or the height of the structure. DS 2-02.2.1.A.

3. Vehicle parking requirements for this use are based on one space per 500 square feet of gross floor area. The minimum requirement is two if the total square footage is less than 500 square feet. One of the required parking spaces must be handicapped accessible with an eight-foot access aisle. The parking space dimensions are 8.5 feet wide by 18 feet long. The handicapped space must be a minimum of 8 feet wide by 20 feet long. Also when providing parking spaces the vehicular use area (PAAL's, setbacks, back-up spurs etc.) must comply with the development criteria listed in development standards 3-05. Additional comments may be forthcoming. DS 2-02.2.1.A.8

4. Existing and future sight visibility triangles must be drawn, dimensioned and labeled. DS 2-02.2.1.A.10

5. Driveway entrances must be a minimum of 24 feet wide for two-way traffic. Please label the driveway entrance and dimension as required. Indicate on the plan if one of the gates is strictly a man gate. DS 2-02.2.1.A.11

6. Pedestrian circulation must be provided from the street sidewalk to the buildings and must connect to any on site pedestrian circulation. All buildings within the site must be connected with a sidewalk constructed of concrete and is a minimum of four feet wide and physically separated if placed next to a PAAL. DS 2-02.2.1.A.12

7. Please clearly identify the vehicular and pedestrian circulation on the site. DS 2-02.2.1.A.12

8. If applicable draw the location, size, and type of any proposed or existing freestanding signs including existing billboards. DS 2-02.2.1.A.13

9. If applicable draw, label, and dimension existing or proposed easements. The location, width, and purpose of each easement must be labeled including any recording information. DS 2-02.2.2.1.A.20

10. If applicable indicate the location of the any freestanding lighting within the property boundary. The location, type, and height of the light poles must be listed. DS 2-02.2.1.A.25

11. Please see landscape reviewer comments related to the requirements for landscape borders, screening, and NPPO. DS 2-02.2.1.A.27

12. List the use of the property as follows. "Utilities Use: Distribution System DD 30, subject to LUC section 3.5.11.1.A, .E, and .I. Compliance with the subject to sections is required. Please review and demonstrate compliance on the site plan. DS 2-02.2.2.1A.31

A. The setback of the facility, including walls or equipment, is twenty (20) feet from any adjacent residential zone.

E. The use may not have any service or storage yards.

I. The use must be located wholly within an enclosed building or within an area enclosed on all sides with a masonry wall or compact evergreen hedge, not less than six (6) feet, nor more than ten (10) feet, in height.

13. If required indicate the location and type of refuse container. DS 2-02.2.1.A.32

14. List the following information related to the land use development criteria.

a. Required and actual site area
b. Allowed and proposed floor area ratio
c. Allowed and proposed building heights
d. Required and provided parking spaces
e. Required and provided building and performance criteria setbacks

15. All zoning comments are related to the site plan. All zoning data must be listed on the site plan sheet. Please keep in mind that if there is a building expansion greater than 25 percent the entire site must meet full code compliance. This appears to be the case for this project. Add the building expansion calculation. (I ackowledge that this project is a city project and that waivers related to zoning requirements could be requested. If this is the case please contact Craig Gross for more information on the waiver request process.)

2. Street landscape border is required. A street landscape border, Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

4. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g

5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4

6. A 30" continuous screen along street frontages for vehicle use area must be provided. per LUC Table 3.7.2-

7. Any vegetation higher than thirty (30) inches must be located outside of the sight visibility triangle per 3.7.3.4

8. The planting plan and layout calculations will include the following Information:

· Both the proper and common name of each type of plant material.
· Locations, size, and name of all existing vegetation to remain in place.
· Material and areas of inert ground cover. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas.

9. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a

10. Landscaping along parking lots where plants are susceptible to injury by vehicular traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B

11. Include irrigation system specifications, design, and layout per DS 2-06.5.4.A and 2-06.5.4.B.

12. Submit NPPO plan or application for exception per DS 2-15.0.

1. Depict, label, and dimension any existing sidewalk, curb, or edge of pavement along the property frontage. If curbing exists, identify and label any existing curb cuts in the Right of Way, and provide notation on the plans that any unused curb cuts are to be closed (Chapter 25, Tucson Code).
2. If curbing exists, depict, label and dimension new FIVE (5)' wide sidewalk to be constructed in the Right of Way 2 feet (minimum) from the back of curb (DS 3-01.3.3 A).
3. Depict sidewalk scuppers where any site drainage may be concentrated, for conveyance of 10-year flows (min) under sidewalk areas, if applicable (DS 2-08.5.1 E & DS 3-01.4.4 F).
4. Depict and label sight visibility triangles (DS 2-02.2.1.10 & DS 3-01.5.B 2).
