The Floodplain use permit (FUP) cannot be approved at this time. Please address the following review comments prior to the next submittal.


Floodplain Use Permit:


When constructing an attached addition to an existing structure in the City of Tucson flood plain, the total cost of the addition cannot exceed 50% of the cost of the existing structure (house), per Tucson Code Chapter 26. The plot plan (list source) provided in this review illustrates that the:
Price of existing house alone (from Pima County Assessors or appraisal) is = $212,121
The maximum cost for the proposed addition/improvement is $212,121 x 50% = $106,061
The proposed cost of construction to this site exceeds fifty percent, therefore the structure will have to be brought up to compliance and the finished floor elevation will have to be one foot above the City of Tucson Flood Hazard watershed elevation.

Drainage Report:

The Manning Roughness Coefficient being used in the calculations of this report appears to be low. The cross section in the report illustrates that the 100 year flood will not be contained within the roadway; therefore a more conservative roughness coefficient factor may be warranted to compensate for surface factors outside of the roadway. Please refer to the City of Tucson Standards Manual for Drainage Design and Floodplain Management manual for consideration of roughness coefficients.
