RESUBMITTAL REQUIRED: Site Plan and Hydrology Report.

The Site Plan (SP) and Drainage Statement cannot be approved as submitted. Please address the following review comments prior to the next submittal, and provide a detail response letter stating how each comment was address to assist in the follow up review process.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Include all existing, underground utilities located on-site and off-site within the project limits. Identify location and width of all utility easement.
3. Please provide a legal description along with the property description. Correct the ward location from ward 4 to 3.
4. Please label lot dimensions and bearings per D.S. 2-02.2.1.5. This includes radii or curb returns, and critical northing and easting information.
5. Provide all existing buildings and structures, including location, size, and use per D.S. 2-02.2.1.6. This includes existing drainage facilities such as catch basins, inlets, storm drains, and manholes.
6. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
7. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
8. Identify location and cross-reference all details on sheet 3 onto site plan.
9. Per D.S. 2.02.2.1.13 please locate existing and proposed signage to insure that signs will not obstruct any sight visibility triangles. In addition, modifications to the landscape plans may be required to avoid any conflicts with the sight visibility triangle.
10. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
11. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15 (If applicable).
12. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
13. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
14. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
15. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP.
16. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.

20. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.
21. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address.
22. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
23. Please show a typical cross section of the P.A.A.L.
24. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
25. List the consulting engineer and the owner/developer on the plans with the pertinent information.
26. A Stormwater pollution prevention plan (SWPPP) is required during Grading plan submittal. See SWPPP requirements listed below. Contact Jose E. Ortiz at 791-5550 x1191.
27. Update legend to include items such as concentration flow arrow, site visibility triangle, pavement removal, and proposed pavement hatching.
28. Callout all curb/gutter removal (i.e. south of Allen Road), and proposed sidewalk along Campbell.













Hydrology Report:
1. Please include a response letter to the comments along with the corrected copies of the Drainage Statement
2. Provide a legal description of the specific parcel per S.M.D.D.F.M. 2.3.1.2.
3. Show the project address on the cover of the Hydrology report.
4. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Add the legal description of the subject properties to the site plan. The portion of the site to the north of Allen Road is made up of two parcels. These parcels must be combined into one parcel prior to site plan approval. Provide lot combination documents including Assessor's lot combo docs and notarized/recorded covenant. These documents are available at the City of Tucson Zoning Review counter.

2. Campbell Avenue is a designated Gateway Route. Add a statement to general note 5 that this project is designed to meet LUC 2.8.4, Gateway Corridor Zone

3. Add the adjacent zoning (O-3) to the east and south of the parcel located south of Allen Road. DS 2-02.2.1.A.28

4. "Parcel 2" is labeled twice on the drawing on sheet 1 of 3. Clarify and revise.

5. Label and dimension any existing or proposed easements and add their recordation information to the site plan.

15. The pedestrian circulation system must be continuous, accessible, and provide connections to the adjacent right-of-way along Campbell Avenue and Allen Road. The pedestrian walks (keynote 14) may not be located within the PAALs or between the vehicle parking spaces and the PAAL providing access to those spaces. Revise drawing by removing pedestrian areas from PAALs.
