Submit a copy of the Lot combination recorded document. 4. Sidewalks shall be flood free for all storm discharges of up to a ten (10) year flood event. Add note, "All roof spouts will be routed under any adjacent sidewalk." D.S. 2-08.3.1 & 4.1.E 5. Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets cannot be placed across the refuse location area due to refuse vehicle backup. D.S. 2-02.2.1.A.12 Relocate pedestrian pathway. 6. Indicate curb openings for drainage. Indicate on-site and off-site flows (Q). 7. Indicate estimated cut and fill quantities. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen or other obstruction over six (6) inches in height. When the last space in a bay of parking is wider than eight and one-half (8 1/2) feet, the back-up spur can be refused in size, subject to approval by the Traffic Engineer. 11. As per the Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with Standard Detail 207. Correct and revise. 12. Sheet 2 of 2, graphically indicate where the drainage detail is to be shown on the lot. 13. Indicate Water Harvesting Areas to be 6 inches. |

A response letter addressing previous comments was not found in the resubmittal package. Assure that the next resubmittal includes a response letter addressing the following comments. 2. Provide the administrative address this project will be processed under. The permit review card shows the address as 3235. The plan is currently showing three (3) different addresses for four (4) units. 3. List the proposed exterior building wall heights to verify building setback requirements. For building setbacks, the height is measured from design grade to the highest point of the exterior building wall. 4. A back-up spur will be provided at the end of a row of parking if no ingress or egress is provided at that end. The spur will be a minimum of three (3) feet in depth, will have a three (3) foot radii, and will have a wheel barrier to prevent encroachment onto any unsurfaced areas. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. When the last space in a bay of parking is wider than eight and one-half (8½) feet, the back-up spur can be reduced in size, subject to approval by the Traffic Engineer. 5. Call out the required on-site sidewalk and show a sidewalk to each unit entrance. In addition, show a striped pedestrian crosswalk where required. 6. Two (2) Class 2 bicycle parking spaces are required for this project. As a note, provide the number and Class type required and provided. Also, indicate the location of the bicycle rack and provide a fully dimensioned parking space detail. Refer to D.S. 2-09 for design criteria. Bicycle parking must be provided, per LUC Section 3.3.4 under Residential Use Group class. 7. Sight visibility triangles, right-of-way dimensions and curb location do not appear to be located correctly. To help determine accuracy, label and dimension MS&R existing and future right-of-way and curb locations along Stone Avenue. 8. If applicable, please provide details and locations for any proposed signage and free-standing lighting. 9. Please provide recording information for the access easement shown on the property, DS 2-02.2.1.20. 10. Please clarify if the property has a current use or is presently vacant. 11. The lot coverage calculation appear to be incorrect. Assure that all first floor building areas and all vehicular use area (drives and parking spaces) are included in the calculation. 12. Per DS 2-02.2.2.A.2, please list the gross floor area for each building on the revised site plan. 13. The east setback is taken from the back of the future curb along Stone Ave. Please provide the future curb on the revised plan, and the setback distance from the east face of unit 3235 to the future curb. 14. Please provide the distance from the curb at the north side of the property to the masonry screen wall at the north property line. The distance must comply with DS 3-05.2.3.C.1 15.
