The site plan is drawn at a standard engineering scale no larger than 1" = 60' on a sheet(s) no larger than 30" by 42" (24" by 36" recommended) and includes, but is not limited to, the following: D.S. 2-02.2.2.1.A 3. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes. A street landscape border, Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. Street landscape border is required along Stone Ave. On streets designated as Major Streets and Routes (MS&R), the street landscape border is measured from the MS&R right-of-way line as determined by LUC 2.8.3.4. 3. 20% of shrubs in landscape border are required to be 5 gallon size DS 2-06.3.5.F 4. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4 6. A 10' interior landscape border is required along site boundaries of the adjacent residential properties per LUC Table 3.7.2-I 7. This plan was reviewed in accordance with both the Land Use Code (LUC) and Development Standard (DS) 2-02, as the proposed development is considered a commercial project. 2. Please provide an engineering scale for the plan, per DS 2-02.2.1A., and remove the two scales shown. 3. Please provide a current legal description for the subject property, per DS 2-02.2.1.2. 4. Specify the property is addressed 3235 and 3245 NORTH Stone on the revised drawing. 5. Please provide a location map for this project, per DS 2-02.2.1.4, meeting criteria in DS 2-05.2.1.D. 6. Revise the plan to list the required zoning setbacks for each property line, per DS 2-02.2.1.7. 7. Please declare the parking space measurements listed as "Typical", thus clarifying the dimension refer to all spaces provided. 8. Please dimension the back up spur provided, and the distance between the spur and the property line, DS2-02.2.1.8. The spur and distance to the property line must meet DS 3-05.2.2.D. 9. Per DS 3-05.2.2.B, a pedestrian refuge area 5 feet in width must be provided between the parking area access lane (PAAL) and any structure. The pedestrian areas in front of the porches on the plan must be revised. 10. Bicycle parking must be provided, per LUC Section 3.3.4 under Residential Use Group class. 11. Due to the possibility Stone Avenue will be widened, current and future sight visibility triangles, road tapers and future curbs must be shown on the revised plan, per DS2-02.10 and DS 2-02.2.21. 12. The east setback is taken from the back of the future curb along Stone Ave. Please provide the future curb on the revised plan, and the setback distance from the east face of unit 3235 to the future curb. 20.
