Pima Street, Suite A, Tucson, Arizona 85712 SUBJECT: 250 N. Pantano Street Site plan T05OT00588 (Second Review) T15S, R14E, Section 09 RESUBMITTAL REQUIRED: Site Plan and Drainage Report. The Site Plan (SP) and Drainage Report (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Location and orientation of existing major physical features, such as railroad tracks and drainageways per D.S. 2-02.2.1.22. More specifically the drainageway that conveys the off-site flows of 127.9cfs onto the site. 3. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. This review was performed for Site Plan purposes only. Final review and acceptance will be at the grading plan stage. 3. According to the statement in the "Developed Offsite Drainage" section of the new DR, no calculations were used to determine the amount of off-site flow stated in the new DR. If the amount of flow used in the new DR is from the DR report generated by Cella Barr and Assoc., then include a statement in the new DR that you have reviewed and agree to the data from the previous DR. 4. The proposed development may be less than acre, however the entire site must included and/or considered when developing the remaining portion of the site. The TDOT maps on line indicate that the site is 2.05 acres in size, therefore the 5-year threshold retention requirements are applicable. 5. Explain if the introduction of the proposed building into the 127.9 cfs off-site flow causes any adverse impact upstream. It appears that the offsite flows may go around the transformer to the North and also the South. 6. The transformer in the regulated flow, from off-site, must also be 1' above the WSEL. 7. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4.
