The Site Plan (SP) and Drainage Report (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Please provide property description per D.S. 2-02.2.1.3. 3. The TDOT web site shows the "Tucson Market Place" under different properties. Will the project need a cross access easement to use portions of the adjacent property? 4. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. 5. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. The FFE must be set from the DR. 6. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 7. Location and orientation of existing major physical features, such as railroad tracks and drainageways per D.S. 2-02.2.1.22. 8. Show Site plan number (T05CM00588) on all sheets per D.S. 2-02.2.1.29. 9. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. 10. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 11. The Stormwater pollution prevention plans (SWPPP) are submitted during Grading plan submittal. Contact Paul P. Final review and acceptance will be at the grading plan stage. 3. Although the drainage report submitted has important information, the use of current standards such as the "Hydrologic Data Sheet for 100-year peak discharge" shall be used to project the 100 year event. 4. Please include a response letter to the comments along with the corrected copies of the DR. 5. A drainage report is required for parcels affected by 100 year flows of 100 cfs, of more per S.M.D.D.F.M., chap. II, 2.1.2, the drainage report form 6. What is the proposed building height? Building setback from the east property line adjacent to R-3 zoning is based on 1.5 times the building height (30' height requires a 45' setback). Building setback may not be verified for compliance until this information has been clearly added to the plan. (D.S. 2-02.2.1.A.6) (D.S. 2-02.2.1.A.7) 2. What is the proposed land use/s? General note three (3) makes reference to the letter M. What does that signify? Refer to LUC Sec. 2.5.3.2 for a listing of permitted land uses in the C-1 zone. Clearly list the land use classification/s, development designator, and applicable "subject to" sections as a general note. (D.S. 2-02.2.1.A.31) 3. To verify the vehicle parking calculation for a shopping center (1:200 Ratio), provide the list of tenants for the entire shopping center by name, address, land use classification, and gross floor area. Shopping center must be at least 50% retail to allow more parking intense uses under the 1:200 ratio. (LUC 3.3.5.6) (D.S. 2-02.2.1.A.8) (D.S. 2-02.2.2.A.4) 4. Provide wheel stop curbing along the entire row of vehicle parking directly in front of the proposed building and on the north side of the proposed building. Wheel stop curbing shall be located two and one-half (2 ½) feet from the front of the parking space. This is necessary to prevent vehicles from damaging the posts for the canopy and overhanging onto the sidewalk north of the building. (D.S. 3-05.2.3.C.2) 5. The plan only shows two (2) standard handicap parking spaces. Per 2003 IBC Table 1106.1, five (5) accessible parking spaces are required with at least one (1) of the five (5) being van accessible. Revise plan and provide a detail of the handicap parking space, access aisle, ramp, and sign. (D.S. 2-02.2.1.A.8) (ICC/ANSI A117.1-2003) 6. Two-way PAAL shall be 24 feet in length. The plan shows a 23 foot wide two-way PAAL. (D.S. 2-02.2.1.A.11) 7. Show the location of the entire pedestrian path out to Pantano Road. (D.S. 2-08.4.1) (D.S. 2-02.2.1.A.12) 8. If applicable, provide a fully dimensioned detail (location, type, size, and height) of existing and proposed free standing signage, billboard, and outdoor lighting on the site plan.
