Please provide a revised site plan and hydrology report addressing the comments provided below, and include a response letter addressing all comments. In accordance with Tucson Code, Section 26-11.2 (i), an engineering study review fee of $150.00 will be required with the resubmittal. Hydrology Report/Floodplain Use Permit: 1. Please include the name, address and telephone number of the project owner and client for whom the hydrology report was prepared, in accordance with the City of Tucson Standards Manual for Drainage Design and Floodplain Management (Development Standard - DS - 10-02.0), Sec. 2.3.1.1 B, C. 2. Please revise/correct the recommended lowest floor elevation recommendation to reflect the minimum (regulatory flood) elevation in Section 5, Page 5 of the report (Tucson Code, Sec. 26-5.2). 3. Provide elevation datum on the site plan based upon National Geodetic Vertical Datum (NGVD) 1929. Federal Emergency Management Agency (FEMA) floodplain development requires all new structures' lowest floor elevations to be referenced to NGVD 1929 datum. See hydrology report recommendations for details Please include a local benchmark elevation and include conversion data for converting to North American Vertical Datum (NAVD) 1988 from NGVD 29, and reference City Field Book and Page or GPS control point - this information may be available at: http://tdotmaps.transview.org/mapguide_mwf_tdot.htm (DS 2-02.2.1 A 23). 4. Provide a note that the lowest floor elevation must be certified by a State-registered Land Surveyor or Civil Engineer, in accordance with the elevation contained in the hydrology report recommendations (Tucson Code, Section 26-5.2 I). 5. Provide a note on the site plan that the site lies within the 100-year floodplain (DS 2-02.2.1 A 15 and 10-02.0, Sections 2.3.1.4 C 6 & Sec. 5.2.5). 6. Depict existing topographic contours and provide a benchmark based on City of Tucson Datum, including city field book and page number (Tucson Code, Section 26-11.2 A & DS 2-02.2.1 A 23). 7. Depict drainage patterns and proposed finish grades (Tucson Code, Section 26-11.2 A, DS 2-02.2.1 A 16 and DS 10-02.0, Sec 5.2.5). GENERAL: Although the following items are not required for floodplain permit approval, please consider providing the following: 1. Include dimensioning and labeling, as is typical for site plan content and specifications (DS 2-02.2.1 A). 2. Dimension the half right of way for Campbell Ave., and identify existing curb, if present (DS 2-02.2.1 A 19). 3. Depict and label new 5' sidewalk (2' from back of curb) to be constructed (DS 3-01.3.3 A).
