A Grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. The SWPPP review is done concurently with the Grading plan. Please resubmit the SWPPP along with the Grading review. Floodplain Use Permit: 1. The FUP cannot be approved prior to the grading plan. Re-submit along with the grading plan. Drainage Report: 1. Previous comment will remain until SCZ has been approved: This project is within the Scenic Corridor Zone (SCZ). The site plan may not be approved prior to SCZ application approval. The case number for this review must be noted in the lower right corner of each sheet of the site plan, landscape and NPPO plans. All required elements of the SCZ (i.e. 30 foot buffer, view corridors, approved colors, etc..) as shown on the approved SCZ plan must be added to the site plan, along with date of approval and any conditions placed on that approval. The SCZ requires separate review. A thirty-foot-wide buffer area, adjacent to the future MS & R right-of-way, is to be preserved in place and maintained in its natural state. Maximum height of a structure is one-third the distance of the structure from the future-right-of-way. Material and/or paint description for areas of structures and signage visible from the Scenic Route are reviewed for colors, which are predominant within the surrounding landscape, such as desert and earthtones. The SCZ process requires that the applicant offer to meet with the adjacent property owners and neighborhood associations. For more specific information on this process, please contact our office. 4. Under the setback block on sheet A1, please revise the setback with reference to LUC 3.2.6.5.A to the following: LUC 3.2.6.5.B.1 within a developing area 21' or the building wall height measured from back of future curb.
