This letter reflects comments, which need to be addressed by a written response to each, indicating action taken. In order to facilitate a shorter back-check time, we request that you please provide two (2) sets revised plans and calculations, highlighting any changes with appropriate revision number, revision date, and “cloud bubbles.” Please replace all revised drawing sheets, in all sets of plans, before returning to Willdan for the follow-up plan review. Any revisions to this plan will require an additional review and approval by Willdan. . A square footage has been noted on the plans for a carport but no carport is shown on the plans. Please clarify. Reference section R106.1.1 IRC. ARCHITECTURAL COMMENTS: Sheet 2 In detail “A” a 2” x 6” wall is shown with R-13 insulation. Typically R-19 is used. Please correct. Reference section R106.1.1 IRC. Sheet 3 In the Notes the exterior wall is described to be constructed out of 2’ x 4” studs yet in other details throughout the plans show the exterior wall to be constructed out of 2” x 6” studs. Please clarify. Reference section R106.1.1 IRC. Annotate on the plans the ceiling heights of the rooms. Some ceiling heights were omitted. Reference section R106.1.1 IRC. Sheet 5 In section “A” there is an option to use either 2” x 4” or 2” x 6” wall construction. In either case only one size of insulation is indicated that is R-13.which is typically used for 2” x 4” construction. This option conflicts with the other details throughout the plan which show a 2” x 6” exterior wall construction. Please clarify. Reference section R106.1.1 IRC. Annotate on the plans that the weep screed will be a minimum of 4” above the earth and a minimum of 2” above paved surfaces. Reference section R703.6.2 IRC. STRUCTURAL COMMENTS: Items submitted reviewed and accepted. PLUMBING COMMENTS: Sheet 8 Annotate on the plans that the current adopted codes are the 2003 IRC and 2003 UPC with state amendments. Reference the City of Tucson adopted codes. Please remove all references to the IRC plumbing section. The City of Tucson has adopted the 2003 UPC with state amendments please base all references on the 2003 UPC. Reference the city of Tucson adopted codes. Please revise the water and waste fixture schedules to reflect the fixture unit values based on either Tables 6-4 and 7-3 or Tables L-1 and L-2 from Appendix L of the 2003 UPC. Reference section 103.2.3 UPC. Please revise the water meter size and building service size according to the new values in the fixture unit schedule from Tables 6-4 and 7-3, L-1 and L-2. Reference section 103.2.3 UPC. Show on the plans that a 2-way cleanout will be installed. Reference section 707.4(4) UPC. Show on the plans that when 2 horizontal drainage lines connect to each other, they shall be connected with a 45 degree fitting or other approved fittings. The drainage connection outside of the building connects 2 horizontal drainage lines at a 90 degree angle. Reference section 706.3 UPC. MECHANICAL COMMENTS: Sheet 6 Please remove all the reference(s) to the “Uniform” code(s) and annotate on the plans that the current adopted code is the 2003 IRC. Reference the City of Tucson adopted codes. Please show the exhaust fans for the bathroom and the one for the kitchen. They are shown on the electrical floor plans but omitted on the mechanical floor plans. Please coordinate. Reference section R106.1.1 IRC. The electrical floor plans show the furnace in a room yet on the mechanical floor plans it is noted to be a roof top unit. Please clarify. Reference section R106.1.1 IRC. ELECTRICAL COMMENTS: Sheet 7 Annotate on the plans that the current adopted code is the 2003 IRC. Reference the City of Tucson adopted codes. In note #11 please remove the word receptacle in front of outlets. The entire branch circuit serving outlets within the bedrooms shall have arc fault protection. Reference section E3802.11 IRC. Show on the plans that the smoke detector will be moved or a new smoke detector installed outside the immediate vicinity of bedroom #3. Reference section R313.1 IRC. The outlet labeled circuit #4 in the dining room shall not serve any other outlets. The plans show that circuit #4 also serves the living room outlets. Reference section E3801.3.1 IRC. Please review the load calculations and revise accordingly. Some of the numbers did not add up correctly. Reference section E3502.2 IRC. ENERGY CODE COMMENTS: Sheet 3 The MEC check submitted clearly shows that it fails. Also there are conflicting energy calculations located on sheet 3 and in the MEC check. Please correct and coordinate. Reference section R106.1.1 IRC. Sheet 6 Annotate on the plans that any ductwork installed in an unconditioned area will have a minimum of R-5 insulation and any ductwork installed outside the building envelope will have a minimum of R-8 insulation.
