This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Construction drawing guidelines are available from the residential desk of the Development Services Division. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All model plans shall reference these codes. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. Correct illegible overtyped statements: All dimensions and notes shall be consistent on each plan or elevation. Provide a note for: Underground facility tracer wires per DSD Memo, 10/24/2005. · Provide two set of complete plans, a minimum plan size of 24"x 36" and a maximum plan size of 30"x 42". No loose sheets shall be attached, but structural calculations and manufacturers cut sheets may accompany plans. The plans shall be drawn to scale ¼"=1' and indicate the drawing scale. ( verify the scale on plans ) SITE PLAN: · Show the water pipe size from the meter to the building. The pipe must be sized for the calculated load, 2003 UPC 610.1. FOUNDATION PLANS: · All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. (verify two way clean out elevation in front of west side door and required landing.) · Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided. · Clarify rebar location with 3" clear from footing bottom, R403.1.3. · Epoxy connections require special inspections. If used, a special inspection request must be included with the permit application. FLOOR PLANS: · Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. All glass enclosures shall be tempered, R308.4.5. · Identify windows requiring safety glazing (within 24" of doorways), R308.4.6. verify east elevation. · Show the door from a garage to dwelling with a 20-minute fire rating (1-3/8") with self-closing and latching provision, 2003 IRC Amendment section 309.1. · Show the garage floor direction of slope, R309.3. · One exit door shall be side hinged not less than 3' wide, R311.4.2. The landing at the required exit door shall not be more than 1.5" lower than the top of the threshold R311.4.3. · Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807. · Identify ceiling heights in all areas on floor plan, Table R602.10.5. Note average height at sloped ceiling areas. STRUCTURAL PLANS: · Provide complete ceiling framing plans. Show connections, size, spacing and span of all framing members, lintels, headers, ledgers and blocking. · Show details for typical non-bearing interior wall conditions (floor and rafter/joist connections & gaps). ELEVATIONS: · Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. SECTIONS - DETAILS - MISC. NOTES: · Provide attic ventilation calculation for all concealed attic spaces and concealed rafter spaces, include required and provide net free ventilation area. Also, indicate the type, size and location of attic ventilation. Where eave or cornice vents are installed insulation shall not block the free flow or air. A minimum of 1-inch space shall be provided between the insulation and the roof sheathing at the location of he vent. PLUMBING PLANS: · The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference this code. · Provide an isometric drawing of waste lines showing the size of waste lines, vents and required clean-outs. (Verify minimum horizontal distances of trap arms.) · Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. · Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7. Verify · Hose bibs must be located on the plan. Backflow preventors are required on each hose bib and must be specified. UPC 603. · Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. · Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. · Show plumbing vents (VTR) within acceptable distances from traps (maximum 6' for water closets), UPC Table 10-1. MECHANICAL PLANS: · Show the kitchen exhaust fan minimum 100 CFM rating, M1506. · Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. · Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. See IRC section M1805.3. · Size the return air ducts and registers, IRC sections M1602 (heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1) (1ton cooling = 12,000 BTU). · Show dryer vent size and location, M1501. ELECTRICAL PLANS: · Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. · Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3. · All receptacle outlets serving kitchen countertops shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, E3802.6. · Receptacle outlets shall be located not more than 20" above the countertop, E3801.4.5. Where subject to physical damage cables shall be protected with conduit, E3702.3.2. · Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, minimum wire AWG 10, E3603.3 and 3801.8. · Indicate the location of all disconnect switches for air handling equipment. · Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. · Electrical load calculations are required when more than 4 circuits are added. · At least one GFCI receptacle outlet shall be installed in the garage E3801.9 & E3802.2. · An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. OUTDOOR LIGHTING CODE · Full cut-off fixtures have no emittance above the nadir (no deco openings, semi-opaque panels or exposed lamps). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). · Show compliance with City of Tucson Outdoor Lighting Code; the unshielded limit for area E3 is 12,000 lumens per acre. · Include all exterior fixtures on the property in the calculations. The simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 complies with energy requirements 2003 IECC w/ local amendments. Show these values as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values. R-30 batt insulation will not provide rated value in a 2" x 8" space · Provide energy calculations per the 2003 IECC w/ local amendments (climate zone 4B, Pima County < 4000 ft, 2100 HDD) to support selected "R" values of insulation and "U" values of the windows and doors. the simplified prescribed energy values for glazing U=0.65, ceiling R=30 and walls R=13 http://www.energycodes.gov/rescheck/ · Show the "R" values of insulation, as well as the "U" values of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40 rather than the previously accepted MEC values.
