Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.


Provide underground facility tracer wires per DSD Memo, 10/24/2005.


FOUNDATION PLANS:

1. Epoxy (not required) connections require special inspections. If used, a special inspection request must be included with the permit application.
2. Show the 6" minimum foundation height above finished grade on details 2 & 3/D1, R404.1.6.
3. Correct inconsistent detail references on the Foundation Plan/S1 to details with both 4" and 5" floor thickness dimensions.
4. Correct the detail 2 reference (east side) on the Foundation Plan/S1 at an open beamed area.
5. Remove the slope notation from detail 5/D1 if used for the kitchen floor.

FLOOR PLANS:

1. Identify windows requiring safety glazing (within 24" of doorways) at the entry window, R308.4.6.
2. Note the landing at the required exit door shall not be more than 1.5" lower than the top of the threshold R311.4.3.

STRUCTURAL PLANS:

1. Rename the Foundation Plan to Framing Plan, bottom area of sheet S1.

SECTIONS - DETAILS - MISC. NOTES:

1. Provide consistent wall material information, carport south wall detail 2/D1 steel or detail 2/D2 wood.
2. Provide the lintel scheduled referenced at detail 4/D2.
3. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground (detail 2/D1), R319.1 (5).
4. Provide the location and dimension of new GWB. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
3. Show a clean out at the kitchen sink area UPC 707.4 State amendment.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Show the location and access to the main and sub-panel. Panels require (30"w x 36"d) clear working space, E3305.2.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf
2. Provide cut sheets of selected light fixtures and lamp wattage before installation.
