The following plan review comments are based on the City of Tucson Building Regulations and referred to the 2003 International Residential Code. B. Please respond in writing to each comment by marking the attached comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. Your complete and clear responses will expedite the re-check and hopefully, approval of this project. Thank you for your assistance. C. These plan review comments are based on building code items only. If site-related comments are applicable to this project, they will be generated by others (e.g., County Engineering, Public Works, Health, etc.). GENERAL COMMENTS: Provide an accurate index to drawings on the first sheet of the set. ARCHITECTURAL COMMENTS: Show each water closet is located in a clear space not less than shown in IRC Figure 307.2. Locate skylights, specify material and provide manufacturer’s listing report number for those exceeding 2’ X 4’. Every sleeping room and basement with habitable space shall have at least one window minimum net clear opening width of 20 inches, minimum opening height of 24 inches and the finished sill height shall not be more than 44 inches above the floor; or provide exterior door for emergency, egress. IRC Section R310.1. Glass in hazardous areas shall be safety glass. Specify on applicable floor plans and elevations. IRC Section 308.4. Factory built fireplaces (zero-clearance) shall be listed by an approved listing agency. Specify make and model number and provide the approval number of the resting agency. IRC Section R1004. Provide complete drawings of all elevations. Include patio covers, decks, fireplaces and bay windows. IRC Section 106. Indicate all materials used – stucco, concrete block, glass block, roofing systems. Siding, veneers, etc. IRC Section R703. The chimney shall extend at least 2 feet higher (minimum 3 feet at roofline) than any portion of the roof within 10 feet. IRC Table R1001.6. For thin coat stucco systems over foam board, note and specify the ICBO Evaluation Report number, system name and manufacturer. Note and specify the vapor barrier used. Cross-sections shall be cross-referenced to the floor plan and structural plans. Note and specify a complete roofing system; specify roofing type, grade of materials, valley flashing material, underlayment required and method of installation, attachments of roofing material as required by IRC Chapter 9. Provide ventilation calculations for all concealed attic spaces; include required and provided net free ventilation area. Also, indicate the type and location of attic ventilation. Provide the following note, if applicable: “Where eave or comice vents are installed insulation shall not block the free flow of air. A minimum of 1 inch space shall be provided between the insulation and roof sheathing at the location of the vent”. IRC Section R806. Detail, note and size all roof drains/scuppers. IRC Section R903.4. Note and specify termite protection. IRC Section R320.1. Note and specify surface drainage. IRC Section R401.3. Not the drawings the allowable soil bearing pressure used in the design of the footings. Provide note: Footings shall be on undisturbed soil or approved fill. IRC Section R403.1. The area of floor used for parking of automobiles or other vehicles shall be sloped toward the main vehicle entry doorway. IRC Section R309.3. All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Indicate the slopes for exterior slabs. Foundation plates and sills shall be bolted to the foundation with minimum ½ inch bolts at 6 feet or less on center and embedded a minimum 7 inches into the foundation. IRC Section R403.1.6. Provide note: All plates (interior and exterior; load bearing and non-load bearing) shall be pressure treated or foundation grade redwood. IRC Section R403.1.6. Show layout and identify structural support system including girders, joists, rafters, posts, beams, blocking and decking. Include dimensions, lengths, etc. Indicate that all sills and sleepers that rest on concrete are to be of an approved species and grade of lumber, pressure preservative treated per IRC Section R319. Note on the plan all lumber shall bear an approved grading stamp. IRC Sections R319.2 and R602.1. Specify design criteria: floor and roof live and dead loads. IRC301. Provide complete floor (if applicable) and roof framing plans. Specify size and spacing of all framing members. Indicate all post sizes. IRC Sections R602.7 & R606.9. MECHANICAL, ELECTRICAL AND PLUMBING COMMENTS: Designate the locations, capacity and fuel type (electric or gas) of the heating and air conditioning equipment. IRC Section R106.1. Specify HVAC equipment. IRC Section M1301.3. Indicate access clearances and working space around HVAC equipment. IRC Section M1305. Provide a 4 inch diameter moisture exhaust vent for clothes dryer, or a required by the clothes dryers listing and manufacturers installation instructions provided that is to be presented prior to construction. IRC Section M15.1.1. Provide combustion air for all liquid and solid fuel-burning appliances including size, type and location of openings. IRC Chapter 17. Provide a gas isometric with length of line (horizontal and vertical) to each appliance, BTU demand of each appliance, size of each branch, total demand and size of the meter. Provide a drainage pipe isometric showing all drain, waste and vent piping. Specify materials for waste, water and gas pipes. Reference locations and provide size of roof drains and scuppers. Where ceiling fans are shown on the plans, provide a note indicating that only approved outlet boxes shall be used. NEC Article 314.27(d), IRC Section E3904.4, E3805.8 and E4001.6. Provide and approved grounding electrode system. IRC Section E3508. Receptacle outlets for ranges and clothes dryers shall be a 3-pole with ground type. Four-wire, grounding-type flexible cords will be required for connection of ranges and clothes dryers. The bonding jumper shall not be connected between the neutral terminal and the frame of the appliance. IRC Section E3808. Provide bonding to the interior water piping and above ground portion of gas piping systems. IRC Section E3509.6. Provide a note indicating all branch circuits installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s). NEC Article 210-12(b). IRC Section E3802.11. In kitchen and dining rooms, a receptacle outlet shall be installed at each wall counter space 12 inches or wider so that not point along the wall is more that 24 inches from a receptacle outlet and shall be GFCI protected. IRC Section E3801.4.1. Fixtures, fittings, boxes and receptacle located in damp or wet locations shall be “listed” to be suitable for such location. IRC Sections E3805.11, E3902.8 and E3903.8. Surface mounted incandescent light fixtures in clothes closets shall maintain 12 inches between the fixture and the nearest point of storage.
