COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan was reviewed in accordance with requirements of the Land Use Code (LUC), Development Standards (DS), American National Standard Institute (ANSI), and International Building Code 2003 (IBC). In particular, this plan was reviewed for content outlined in DS 2-02.

2. The submitted site plan only shows a portion of the site. Due to the need to keep accurate records of development on a site, please provide an additional drawing, like the demolition plan, showing all dimensioned property lines and building setbacks in relation to the proposed building footprint.

3. The legal description does not appear to match the Pima County Assessor's website. Block 9 of Kings Highway and Block 17 of Altadena Heights are not listed in the Pima County Assessor's printout as being part of this parcel. Please review the legal description, and provide any documentation available to assist with clarifying the legal description for this parcel).

In addition, the property appears to have been split in 1986 and again in 1990. Please provide copies of the last approved land split - or any reconfiguration of lot lines - with city approval. Note, further comments on this issue may be forthcoming.

4. Per DS 2-02.2.1.6, and record purposes, please clarify the existing square footage of the building shown to remain on the site, along with the building setbacks from the back of future curbs at Cherry and 22nd Street and the existing use.

5. Per DS 2-02.2.1.7, to verify required building setbacks (the greater of 21 feet or the height of the exterior building wall of the proposed structure), please label the future curb along Cherrybell.

6. Staff acknowledges the parking calculation and parking dimensions provided meet code requirements. For consistency and clarification, please clearly identify all vehicular access points onto the site, and dimension the PAAL at the east side of the proposed building.

Please clarify if the access shown at the south side of the site, leading to the east to Neff Street, is paved. If it is not paved, access to Neff Street cannot continue until access is brought up to code.

7. With regards to the drive -thru lane, please call out the location of the pick up window to ensure all 6 provided vehicle stacking spaces are designed appropriately, and pedestrian crossing is not interfered.

8. Please provide a typical detail drawing for the required handicapped parking sign, providing dimensions and being sure to note the fine for illegally parking in the handicapped space is now $518.00.

9. Per ANSI Ch. 7, provide truncated domes where transitioning from the handicapped access parking aisle to the handicapped ramp, then at the edge of the handicapped ramp that leads across the drive-thru lane.

10. Per DS 2-02.1.13 & 25, clarify if any free-standing signage or lighting is proposed on this project, including height, dimensions and type.

11. Per DS 2-02., dimension the right of way for both Cherrybell Stravenue and 22nd Street. Please show the centerline, the edge of pavement, the back of future curb and any sidewalks.

12. Per DS 2-02.2.1.20, Clarify all existing easement locations for the entire site, including their respective type, whether public or private and the recordation notations. Easements appear to be needed for both electric and water line locations.

13. Per DS 2-02.2.2.A.1, and record keeping, please provide a floor area ratio calculation breakdown for:
A) all buildings on the site currently
B) after demolition
C) with remaining and proposed building together (list the square feet for all buildings in these calculations)

14. Per DS 2-02.2.2.6, for record keeping, please provide the percentage of expansions - and reductions - in building area for this site, presented in the same format as the floor area ratio breakdown.
