COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


The following comments from the first review have not been addressed. Please address comments on the site plan and resubmit with a written response to each comment.


1. DS 2-02.2.1.2 Provide a property description. A portion of the southeast ΒΌ of Section 10, Township 15 south and Range 13 east.

2. DS 2-02.2.1.3 The location map provided is incorrect, wrong township, range and section, wrong location shown within the section, wrong shape of property, streets not shown correctly, etc. See DS 2-05.2.1.D for required information to be provided in a location map.

3. DS 2-02.2.1.5 As per the Pima County Assessors and as indicated on the site plan there are many parcels comprising the proposed structures. A lot combination or combinations will be required in order to remove some of the property lines. Clearly indicate the new property lines by dimensions and bearings. Provide documentation indicating that the lot combinations have been completed.

4. DS 2-02.2.1.8 A handicap parking space, access aisle and handicap ramp will be required in the parking lot located to the west of the new structures.

The number of parking spaces provided appears to be 237 including the handicap parking spaces. Please revise note #10 in the general notes page SP-2 as well as the calcs for required bicycle parking spaces.

Clearly indicate on the site plan the location of all required wheel stops. They are required along the eastern parking spaces in order to prevent damage to walls, landscaping or overhanging the property line.

5. DS 2-02.2.1.9 Clearly indicate the location, number, and type of class 1 and class 2 bicycle parking spaces on the site plan.

DS 2-09.5.1 Where not directly visible and obvious from the public right(s)-of-way, project entry and directional signs will be provided to direct bicyclists from the public right-of-way to the bicycle parking facility. Please provide on the site plan.

The bicycle parking calcs in the general notes page SP-2 are incorrect. 8% of 237 parking spaces equals 18.96 or 19 spaces required. 50% class one and 50% class 2 bicycle parking spaces. Please revise general notes and site plan.

5. DS 2-02.2.1.10 Dedication of right of way along Valencia has already occurred, therefore the property line indicated along Valencia is the existing and future right of way line. The location of the existing curb and existing sight visibility triangles are not indicated correctly as per paving plan I83-055 pages 24 and 25. Clearly indicate the location of future curb and future sight visibility triangles as per MS&R criteria. The future curb location for a 150' right of way is 12' in front of the right of way line. See engineering comments for further information.

6. DS 2-02.2.1.11 Provide a copy of the cross access agreement with the property to the west. Provide on the site plan the docket and page recordation information for the cross access agreement.

How is traffic directed to the parking spaces accessed from the adjoining property?

7. DS 2-02.2.1.12 Clearly indicate the location of all truncated domes for all handicap ramps which access vehicular use areas.

8. DS 2-02.2.1.13 If applicable, provide location, type, size, and height of existing and proposed signage.

9. DS 2-02.2.1.14 Per LUC Sec. 3.4.4.1.B.2 On a project containing more than one (1) building, loading spaces shall be provided for each building based on the number of spaces required for the use within each building. As indicated on the site plan 3 buildings are being proposed therefore 3 loading zone spaces are required, each in close proximity to the building which it serves.

Indicate maneuverability for both the loading zone and the refuse container locations. See engineering comments.

10. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type.

11. DS 2-02.2.2.A The following calculations are required on the site plan, including the methodology.
2. Floor area for each building.-The floor area indicated in the general notes does not match the square footage indicated on the site plan
5. Number of loading spaces required and provided.
