Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Additional spot grades are still needed to ensure positive drainage, and to clearly demonstrate that no nuisance ponding will occur on-site or on adjacent sites due to this proposed project. See the attached redlines for recommended locations of the additional spot grades.
3. If needed call out curb openings in PAAL/parking area to ensure proper drainage into water harvesting locations.
4. The plans do not meet D.S. 6-01.4.1.I which states that "Containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises. A Development Service Modification Request (DSMR) will be required. The letter from John Clark will be taken into consideration during the DSMR process.
5. Truncated domes are only required at the driveway/PAAL entrance off of Estrella Avenue. Please remove the proposed truncated domes from the driveways for the individual units.

Zoning is requesting a meeting prior to re-submittal of the site plan. Engineering will be available to attend this meeting to resolve and clarify the comments generated by Engineering.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning is still concerned about the required setbacks. The provide elevations have inconsistincies therefore depending on which elevation is looked at the setbacks change. Coordinate the elevations so that setback requirements can be verifie. Based on the provided elevations [West (Standard)] the street setback along Estrella would be 30'-8" measured from the property line L.U.C. 3.2.6.5.A. Based on the provided elevations [East (Standard)] the required setback from the east property line would be 17'-3", 10' or ¾ Height, which ever is greatest, L.U.C. 3.6.2.4. D.S. 2-02.2.1.7.

2. This comment has not been addressed. Provide dimensions on backup spur at the East End of the PAAL. D.S. 3-05.2.2.D & D.S. 2-02.2.1.11

3. This comment has not been addressed. The crosswalk from the handicapped parking access aisle dead ends into a driveway, this is not allowed. Relocate the handicapped parking space, access aisle and crosswalk so that the crosswalk does not dead end into a driveway and is perpendicular to the PAAL. A curb access ramp will be required. The handicapped access from the provided handicapped parking space does not appear to have an accessible ramp at the south side of the PAAL. It appears to run into a driveway, if so this will need to be relocated. Please clarify. D.S. 2-02.2.1.12

4. This comment has not been addressed. The required pedestrian circuation /accessible route (sidewalk) which connects to the proposed side walk which runs along Estrella Ave needs to be revised so that the required curb access ramp will work. Currently it does not appear that there are curbs and sidewalks along Estrella Ave., if Engineering requires this proposed project to provide sidewalks along Estrella Ave. then the proposed 5' pedestrian walkway, call out as concrete sidewalk, connection to the street sidewalk will need to be realigned so that the Handicapped access is maintained. D.S. 2-02.2.1.12.

5. This comment has not been addressed. It appears that there is curbing around the PAAL and parking areas, clarify. D.S. 3-05.2.3.C.1, D.S. 2-02.2.1.11

6. This comment has been addressed. If applicable provide location, type, size and height of proposed freestanding signage. D.S. 2-02.2.1.13

7. Per the provided "Communique'" the easements were provided, zoning was unable to locate any easements on the plan. If applicable provide all easements of record on the plan along with recording docket and page reference. D.S. 2-02.2.1.21

8. Per the provided "Communique'" the light was provided, zoning was unable to locate any lighting on the plan. If applicable provide proposed lighting layout and type. D.S. 2-02.2.1.25

9. This comment has not been addressed. Provide the existing and proposed use along with the development designator "K" and subject to LUC Section 3.5.7.1.F. D.S. 2-02.2.1.31.

10. This comment has not been addressed. A Board of Adjustment Variance may be required for not have the required landscape border, see landscape comments. A DSMR may be required for access to the refuse container, see engineering comments. The proposed refuse container location does not meet D.S. 6-01.4.1I, See engineering comments. D.S. 2-02.2.1.32

11. This comment has been addressed. Provide the lot coverage percentage. D.S. 2-02.2.2.3

12. This comment has not been addressed. Depict on the site plan the proposed parking, inside the garage/carport or provide a note stating parking provided in the garage and carports, provide number of each.
