COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Based on the provided elevations [West (Standard)] the street setback along Estrella would be 30'-8" measured from the property line L.U.C. 3.2.6.5.A. Based on the provided elevations [East (Standard)] the required setback from the east property line would be 17'-3", 10' or ¾ Height, which ever is greatest, L.U.C. 3.6.2.4. D.S. 2-02.2.1.7.

2. Provide dimensions on backup spur at the East End of the PAAL. D.S. 3-05.2.2.D & D.S. 2-02.2.1.11

3. The handicapped access from the provided handicapped parking space does not appear to have an accessible ramp at the south side of the PAAL. It appears to run into a driveway, if so this will need to be relocated. Please clarify. D.S. 2-02.2.1.12

4. Currently it does not appear that there are curbs and sidewalks along Estrella Ave., if Engineering requires this proposed project to provide sidewalks along Estrella Ave. then the proposed 5' pedestrian walkway, call out as concrete sidewalk, connection to the street sidewalk will need to be realigned so that the Handicapped access is maintained. D.S. 2-02.2.1.12.

5. It appears that there is curbing around the PAAL and parking areas, clarify. D.S. 3-05.2.3.C.1, D.S. 2-02.2.1.11

6. If applicable provide location, type, size and height of proposed freestanding signage. D.S. 2-02.2.1.13

7. If applicable provide all easements of record on the plan along with recording docket and page reference. D.S. 2-02.2.1.21

8. If applicable provide proposed lighting layout and type. D.S. 2-02.2.1.25

RESUBMITTAL REQUIRED: Site Plan

The re-submitted site plan did not contain a response letter and many of Engineering's comments did not appear to get addressed; therefore a meeting is required to go over Engineering's comments and to help clarify with the applicant what is expected during the next re-submittal. Below are the comments that were posted by Engineering January 20, 2006


Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. If applicable, show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
3. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
4. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
5. Please provide spot grades to ensure positive drainage, and clearly demonstrate that no nuisance ponding will occur on-site or on adjacent sites do to this proposed project.
6. Provide the Basis of Bearing for this project along Estrella Avenue.
7. Provide Bench Mark information based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
8. The plans do not meet D.S. 6-01.4.1.I which states that "Containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises." Please modify the location of the Dumpster or a Development Service Modification Request (DSMR) maybe required. Contact Solid Waste Department @ 791-5543 x1136, John Clark, for approval/guidance of curbside pickup and/or for refuse enclosure questions.
9. A permit or a private improvement agreement may be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
10. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes or call out the GB at the D/W, if applicable.
11. List the consulting engineer and the owner/developer on the plans with the pertinent information.
12. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
13. Water harvesting techniques shall be incorporated into the development by conveying rooftop drainage to designated water harvesting areas. Please address how water-harvesting techniques will be incorporated into the development. Refer to the newly adopted City of Tucson Water Harvesting Guidance Manual for design considerations.
14. Call out truncated domes onto wheel chair ramps; as per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Aside from the Truncated Domes, the wheel chair ramps shall be constructed in accordance with the Standard Detail 207.
