Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. If applicable, show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 3. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 4. If applicable, all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. 5. Please provide spot grades to ensure positive drainage, and clearly demonstrate that no nuisance ponding will occur on-site or on adjacent sites do to this proposed project. 6. Provide the Basis of Bearing for this project along Estrella Avenue. 7. Provide Bench Mark information based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 8. The plans do not meet D.S. 6-01.4.1.I which states that "Containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises." Please modify the location of the Dumpster or a Development Service Modification Request (DSMR) maybe required. Water harvesting techniques shall be incorporated into the development by conveying rooftop drainage to designated water harvesting areas. Call out truncated domes onto wheel chair ramps; as per Federal ADA requirements, all wheel chair ramps shall have the Truncated Domes instead of the standard grooves, which are shown on City of Tucson Standard Detail 207. Estrella Ave Estrella Apartments Site Plan Transmittal date:1st Review 2/24/06 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.7 The required street perimeter yard setback as per LUC Sec. 3.2.6.5.A in an established area is 20' or 11/2 the height of the proposed structure, which ever is greater. Plans indicate two different elevations, each has different wall heights towards the street perimeter. Provide only one elevation with heights of wall clearly indicated in order to determine the required setback. The indicated height (21'10") for the "standard" elevation would require a setback of 32'9". The height is not indicated for the "optional" elevation but appears to be approximately 23'6" which would require a minimum setback of 35'3". The indicated setback on the plans does not meet this requirement for either type of building elevation. Per LUC Sec. 3.2.6.4, This project has a perimeter yard indicator of BB. When adjacent to a R2 zoning classification the required perimeter yard width is 10' or ¾ the height of the wall. The elevation plans indicate a 20' 8" tall wall on the south side of the buildings. This height will require the building to be setback 15' 6" from the south property line. Please correct on plans. The indicated perimeter yard setback from the east property line will change based on which elevation is used. There is not a dimension provided for the height of the wall on the "optional truss roof" elevation for the end wall on sheet 9 of 14. 2. DS 2-02.2.1.8 A striped cross walk is required from the handicap access aisle to the pedestrian circulation path. A backup spur will be required at the east end of the PAAL for the parking space located in the carport for the east dwelling unit. See DS 3-05.2.2.D & Figure 2. 3. DS 2-02.2.1.12 Striped crosswalks are required between the handicap raps located in front of the garages and carports. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. Clearly indicate the pedestrian circulation path from the sidewalk to each individual unit. 4. DS 2-02.2.1.13 If applicable, provide the location, type, size and height of existing and proposed signage. 5. DS 2-02.2.1.20 If applicable, provide all easements of record graphically shown on the plan together with recording docket and page reference. 6. DS 2-02.2.1.25 If applicable, provide existing and proposed lighting layout and type. 7. DS 2-02.2.2 Provide the maximum and proposed lot coverage percentage. 8. Provide two sets of plans for review. 9. The location of the refuse container as indicated on the plans may not be allowed in the required landscape border.
