COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. LUC Sec. 3.2.6.6.A Encroachment in to the perimeter yard setback with a roof overhang is allowed up to 2'. The entry porch canopy with out posts becomes a roof overhang and exceeds this requirement. As indicated on the elevations it appears to extend into the required 10' setback 4'. A change to the site plan and elevations is required or a DDO for the required setback can be applied for.

2. Provide a dimension from the property line on the west side of the lot to the indicated staircase. It appears not to meet the required 10' setback. The floor plan indicates the staircase does not extend past the outer wall of the structure where as the site plan indicates it is located at the same distance as the eave of the structure. Revise site plan to indicate the staircase meets the required 10' setback or a DDO for the required setback can be applied for.

3. Change the designation of the bedrooms from 5 bedrooms to unit 1 having 4 bedrooms and unit 2 having 1 bedroom. Please revise on the floor plan.
