This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FOUNDATION PLANS: 1. Show the minimum 12" footing depth below undisturbed soil on detail 4/A8, R403.1.4. And, show the 6" minimum foundation height above finished grade, R404.1.6. 2. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel, R311.4.3. 3. Show compliance with termite treatment specified by R320. FLOOR PLANS: 1. Provide all window sizes including the window identified by keynote #2 sheet A4. 2. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2. STRUCTURAL PLANS: 1. Provide manufacturer's calculations and data providing unit identification and quantity for pre-fabricated trusses. The order tag numbers do not match the layout plan. ELEVATIONS: 1. Revise the elevation references on sheet A3 from A7 to A6. Revise the section reference on sheet A3 from S2 to A6 with correct orientation. Also, correct the detail at the window 2/A8 (if needed) showing the wall below the window. 2. Reverse the section references on sheet A4 for 2/A7 & 4/A7 for correct orientation. 3. Note and specify appropriate (two-layer) underlayment material for the low-slope asphalt shingle roof, R905.2.2. 4. Calculate the attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. SECTIONS - DETAILS - MISC. NOTES: 1. Show wood-framing members that rest on concrete (detail 4/A8) shall be protected against decay R319.1. 2. Show anchor bolts with minimum ½" diameter with 7" embedment into concrete or masonry on detail 4/A8. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. 3. Untreated exterior wood siding, sheathing and wall framing (detail 4/A8) shall have a 6" clearance above the ground, R319.1 (5). PLUMBING PLANS: 1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4, and determine the supply line diameter from Table 6-5 assuming 46 to 60 psi. A water line diameter of 1" is usually required for a two-bathroom residence. 3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104. 4. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. MECHANICAL PLANS: 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24. 2. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506. ELECTRICAL PLANS: 1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 2. Locate sub-panel "A" (sheet A4) providing the required (30" x 36") clear working space, E3305.2. This violation to be corrected as part of new circuit expansion. INTERNATIONAL ENERGY CONSERVATION CODE: 1. (Optional comment) The energy calculations per the 2003 IECC w/ local amendments may be provided with the less restrictive climate zone 4B, Pima County < 4000 ft, 2100 HDD. http://www.energycodes.gov/rescheck/ web version.
