FLOODPLAIN USE PERMIT IS DENIED

RESUBMITTAL REQUIRED: SITE PLAN, SITE PLAN PERMIT APPLICATION, FLOODPLAIN USE PERMIT APPLICATION, ELEVATION CERTIFICATE BASED ON CONSTRUCTION DRAWINGS

1. Add a general note to the plan that the entire property lies within a FEMA floodplain Zone AE.

2. The elevation certificate (based on construction drawings) that was submitted was not completely filled out. Section B11 must be filled out prior to approval of the floodplain use permit. It must be clear which datum was used (NGVD 1929 or NAVD1988). Revise accordingly.

3. Indicate the datum used for the finish floor elevation and the water surface elevation in a general note on the site plan.

4. Indicate the water surface elevation on the site plan.

5. Be advised once construction is complete, a condition of this permit contains a requirement that the applicant, or the applicant's authorized representative, complete a FEMA Elevation Certificate and is returned to the Development Services Department (DSD) Engineering Division prior to approval of final inspection. The original elevation certificate must be returned to the DSD Engineering Division.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.


Code references should be to the 2003 International Residential Code.

Provide underground facility tracer wires per DSD Memo, 10/24/2005.


FOUNDATION PLANS:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided.
2. Show compliance with termite treatment specified by R320, as amended.

STRUCTURAL PLANS:

1. Note or detail trimmers, headers and framing anchors (show sizes) at framed openings for overhead door supports.

ELEVATIONS:

1. Note and specify all roof slopes appropriate with selected material. (minimum allowable roof slope is ¼" per foot, R905.11.1)
2. Note and size all roofing drains and scuppers for flat roofed areas, R903.4. Also, show crickets on the Roof Framing Plan.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Provide the total fixture unit demand for the entire property per 2003 UPC Table 6-4.
3. Provide the maximum developed length of water line and diameter using 2003 UPC Table 6-5 assuming 46 to 60 psi.
4. Show the water meter location on the site plan.

MECHANICAL PLANS:

1. Show dryer vent size and location M1501.

ELECTRICAL PLANS:

1. Clarify the water heater location as shown on the electrical plan and section A.
2. Provide an electrical riser diagram.
3. TEP may require a 2½" diameter service conduit.
4. Provide equipment rated for 22,000 AIC short circuit protection, 2006 Edition of Electric Service Requirements TEP SR-510.

OUTDOOR LIGHTING CODE

2. Provide cut sheets of selected light fixtures and lamp wattage before installation.
