This plan was reviewed for compliance with applicable divisions of the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI), and International Building Code 2003 (IBC). This plan was reviewed under site plan content/format requirements of DS 2-02. 2. The proposed project is the addition of an office to an existing church site for use of the church. Per the Zoning Administrator, this project is a secondary use to the church. Further, the proposed building and the combination of the three lots encompassing the church site shall not constitute an expansion of 25% or greater, requiring only the proposed project to be examined for code compliance. 3. Per DS 2-02. 2.1.4., please revise the location map to include the adjacent Township, Range and Section numbers and provide a scale of 3 inches to equal 1 mile for the location map drawing. 4. Per DS 2-02.2.1.6 and LUC 3.2.5.3.B, the maximum height allowed for an accessory structure in a residential zone, as is applicable to this site, is 12 feet. Height is measured from average grade to the top of the roof. A) Please show the roof line of the building on the elevation drawing, noting the height from the roof to the average grade. Note, if the roof slants, the measurement can be taken from the average midpoint of the pitch. B) Please correct the height limit note to read that the maximum height is 12 feet. 5. Per DS 2-02.2.1.10, please show current and future sight visibility triangles. 6. Per DS 2-02.2.18 and 11, staff acknowledges this site is not full code compliance and is legal nonconforming for the current parking configuration. For record keeping purposes, please provide dimensions for the parking and parking area access lane (PAALS). 7. Per DS 2-02.2.1.12, pedestrian and handicapped access from the church building to the proposed building is required. Please provide a sidewalk and ramps with truncated domes (early warning systems) where transitioning from pedestrian to vehicle use areas. The maximum slope for a ramp is 1 to 12. Please provide a detail of the handicapped ramps proposed. 8. Per DS 2-02.2.1.13, clarify any proposed signage and free-standing lighting. 9. Per DS 2-02.2.1.20, please provide the recording docket and page of the existing utility easement. 10. Per DS 2-02.2.2.A.1, for record keeping purposes, please provide the actual proposed Floor Area Ratio. Staff acknowledges the FAR appears less than the maximum .40 allowed. 11. The three lots shown for the project requires a lot combination and associated covenants be recorded through the Pima County Recorder's Office. Please provide the lot combination information and lot covenant documents on the resubmittal. These documents can be found on our website at www.tucsonaz.gov/dsd. 12. The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 3. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 4. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 5. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. 6. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 7. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 8. Show Site plan number on all sheets per D.S. 2-02.2.1.29. 9. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Show proposed FFE. 10. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 11. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 12. Add note: "Depress all landscaped areas 6" maximum for water harvesting". Drainage Statement: 1. Please include a response letter to the comments along with the corrected copies of the DS. 2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 4.
