The initial review for the above project has been completed. The following items reflect original comments, which remain unaddressed and require a written response indicating any action to be taken. In order to facilitate a shorter back-check time, all corrections and revisions shall be made on the original plans and two new COMPLETE sets of prints shall be returned along with all redline prints. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets as well as highlighting all changes with appropriate revision number, revision date, and “cloud bubbles”. Pen or pencil corrections on final prints will not be acceptable. Please return comment drawings with your re-submittal. GENERAL COMMENTS:
This project has been reviewed for conformance with the 2003 IRC, the 2003 IBC, and the 2003 UPC. Any revisions to this plan will require an additional review and approval by Willdan.

Note that the City’s adopted Plumbing Code is the 2003 UPC. In order to use the IRC plumbing Chapters, an Appeal to the Building Official shall be required. If there is no Appeal, then the 2003 UPC shall be required for plumbing.

STRUCTURAL COMMENTS:

Please clarify the discrepancy between Detail #1 and the framing plan for the size of the porch ledger. Reference 2003 IRC, Section 106.

Clarify that the roof trusses are a Deferred Submittal and provide a form letter (see attached) approved by the Building Official for the back-check review. Reference 2003 IBC, Section 106.3.4.2.

PLUMBING COMMENTS:

The drain pipe from the island sink requires a 2” drain pipe minimum in accordance with 2003 UPC, Table 7-5, Footnote #2. A 1½” pipe can handle two fixture units, “except for sinks, urinals and dishwashers.” Please revise.

Resize the gas piping based upon 2003 UPC, Section 1217.0. Since the total developed length of the gas piping from the meter to the most distant appliance is over 100 feet, the next higher column of Table 12-7 is required to be used. Therefore, the building supply pipe from the meter to the water heater for a total demand of 235CFH requires a 1¼” pipe from the meter to the water heater.

MECHANICAL COMMENTS:

ELECTRICAL COMMENTS:

The bathroom cannot be on the same circuit as the kitchen. 2003 IRC, Section E3603.4, Bathroom branch circuits, …”such circuits shall have no other outlets.” Please revise.

Because the addition is more than 100% larger than the existing, the existing bedroom outlets shall be revised to comply with 2003 IRC, Section E3802.11. “Bedroom Outlets. All branch circuits that supply 125-volt, single phase, 15- and 20-ampere outlets installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter listed to provide protection of the entire branch circuit.”

In the kitchen, please identify the receptacle outlet between the sink and the exterior door. No circuit identifier is shown. IRC Section 106.

Please clarify the location and size of the main disconnect. 2003 IRC, Section E3501.6.

Show the location of the receptacle for the oven and clarify the requirement for a 4-wire plug in accordance with IRC Section E3809 and E4001 and 2002 NEC, Section 422.10 and 400.4.

The exterior light fixtures and calculations have been reviewed and accepted.

ENERGY CODE COMMENTS:

The building envelope RES Check Compliance Certificate has been reviewed and accepted.
