Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

SITE PLAN:

1. Indicate the location of gas, water, electric and sewer on the property, from property line to building. Provide the location of utility meters.

FOUNDATION PLANS:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if a soils report is not provided.
2. Clarify rebar location with 3" clear from footing bottom, R403.1.3.
3. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6.
4. Show compliance with termite treatment specified by R320, as amended.

FLOOR PLANS:

1. Show room dimensions with minimum 1/8" lettering.
2. Identify ceiling heights in all areas on floor plan, Table R602.10.5. Note average height at sloped ceiling areas.
3. Note that tub/shower enclosures shall have nonabsorbent surfaces to 6' above the floor, R307.2.

STRUCTURAL PLANS:

1. Show details for typical non-bearing interior wall conditions (floor and rafter/joist connections & gaps).
2. Indicate if the covered porch is included on this construction permit. If so, show all materials used with sizes. Completely detail all connections to the foundation and/or framing members:
Post to slab
Ledgers to masonry or framing
Hanger and tie straps types

SECTIONS - DETAILS - MISC. NOTES:

1. Indicate all materials used; stucco, exterior sheathing, etc.
2. Provide cross-section (A-A and B-B) reference points on the plan view.
3. All wood-framing members that rest on concrete shall be protected against decay R319.1.
4. Note and specify the size, spacing and length of anchor bolts for sill plates, top plates and ledgers.
5. Note the header size for the slider opening consistent with Table 502.5(1).
6. Detail and note all masonry wall lateral reinforcement, R606.8.
7. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2003 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
2. Note and specify all piping materials.
3. Provide the length of line to each gas appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system, UPC 1217.0 & Table 12-7. Show all pipe sizes.
4. Show the water line diameter of 1" on the site plan and plumbing plan.
5. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104.
6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
7. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5.
8. Hose bibs require backflow preventers, UPC 603.
9. Show a two-way cleanout, UPC 707.4 State amendment.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 12 - 24.
2. Show bathroom exhaust fan locations with CFM rating R303.3 and M1506.
3. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances.
4. Show dryer vent size and location M1501.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Clarify the location and access to the sub-panel. Panelboards may not be located in clothes closets or bathrooms, E3305.4.
3. Panelboard access requires 30"wide x 36"deep clear working space, E3305.2.
4. Show all circuit numbers with minimum 1/8" lettering.
5. Peninsula counter tops shall have at least one receptacle outlet at each counter space with a long dimension of 24" or greater, and a short dimension of 12" or greater, E3801.4.3.
6. A receptacle outlet shall be provided adjacent to the basin in each bathroom, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no other outlets, E3603.4.
7. Note that at least one 20 AMP branch circuit shall be installed to serve the laundry room and this circuit shall have no other outlets, E3603.3 and 3801.8.
8. Indicate the location of all disconnect switches for air handling equipment.
9. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6.
10. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; include all exterior fixtures on the property in the calculation. See for guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf
2. Provide cut sheets of selected light fixtures and lamp wattage before installation.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. R-30 batt insulation will not provide rated value in a 2" x 8" space.
2. Show the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations on the plans.
