GENERAL COMMENTS: Please indicate all braced wall panel locations. Sheet 4. Reference IRC 602.10. Show required holddowns, as specified on lateral design or as required for all alternate braced wall panels on the foundation plan. Sheet 2. IRC Indicate all materials used on elevation drawings. A veneer is shown on the elevation drawings, but no description is provided. Please clarify. Sheet 5. IRC 703 Grinders and headers must be within the span limitations of IRC Table R 502.1(1) & (2). Garage header is over-spanded, living room headers are overspanded. Indicate the size and span of headers in all bearing and non-bearing walls. Sheet 4. R602.7 Indicate the size and span of all porch beams provided. Beams must be within the span limitations of IRC Table R502.1 (1) & (2). Sheet 4. R106 ARCHITECTURAL COMMENTS: Note and specify all rood slopes. Detail note and size all roof drains/scuppers. Sheet 4. IRC Chapter 9 Glass blocks are noted as an aluminum frame window. Please clarify. Sheet 5. IRC 106. Specify materials for waste, water and gas pipes. MECHANICAL, ELECTRICAL AND PLUMBING COMMENTS: Provide drainage pipe isometric showing all drain, waste and vent piping. Provide a 4 inch diameter moisture exhaust vent for clothes dryer. Sheet 7. IRC M1501.1 Provide combustion air for all liquid and solid fuel-burning appliances including size, type and location of openings. Sheet 7. IRC 17 Provide smoke alarms in the master bedroom and outside the master in the immediate vicinity. Sheet 8. IRC313. Provide banding to the above ground portion of gas piping. Sheet 8. E 3509.7 Move 3-way switch that is behind garage entry door to an accessible location. Sheet 8. All 125-volt, single phase, 15 and 20 ampere receptacles installed in bathroom shall have ground-fault circuit-interrupter protection for personnel. Sheet 8. E3802.1 All 125-volt, single phase, 15 and 20 ampere receptacles installed in garages shall have ground-fault circuit-interrupter protection for personnel. Sheet 8. E3802.2 Add a receptacle outside of master bedroom door in living room as per E3801.2.2.
