Linden Tucson, AZ 85705 Re: Custom Home Plan – Vastine Residence City of Tucson No. T05CM05999 Stantec Project No. 816-30015-01 (073) Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers residential plan review of the Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) with local amendments. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL: Provide an emergency escape or rescue window (or door) from all bedrooms [2003 IRC Sec. 310]: The 4030 window depiction is not compliant. Maximum sill height of 44”. Minimum net clear area of opening of 5.7 square feet. Minimum net clear dimensions of opening of 24” height by 20” width. Denote the methods to create a compliant shower receptor per [2003 IRC Sec. P2709]. Note that bathtub and shower enclosures shall be finished [2003 IRC Sec. P2710] with ceramic tile [2003 IRC Sec. R702.4], or a listed enclosure, to a height of 72” above the drain [2003 IRC Sec. R307.2]. (Depiction lacking details.) STRUCTURAL: Standard embedment depth to achieve values listed in the tables for bolts in concrete require a minimum depth into concrete of 7½” therefore revise all notes depicting an 8” ‘J’ bolt. Provide an approved backing and support detail for the electrical panel/service riser other than straw bale and earth stabilized plaster per Tucson Electric service entrance details. The sections denoted on the electrical riser detail do not address this issue. Provide manufacturer’s calculations, truss profiles and data for pre-fabricated trusses upon the next submittal. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the framing plans. The City of Tucson will allow a deferred submittal on trusses with an approved request letter signed by the building official. PLUMBING PLANS: The delineation of the ¼” piping run to the depicted coolers is not allowed per minimum size ref [2003 IRC Sec. P2903.8.2] Minimum size. MECHANICAL PLANS: Provide the manufacturer’s specification sheet on the proposed heat pump unit. If this is a 3 ton heat pump the designed delivery denoted to the individual rooms exceeds the capacity of the typical unit’s fan coil range. Show exhaust fan locations for bathrooms, water closet compartments and laundry rooms in lieu of operable windows [2003 IRC Sec. R303.3]. The shower unit is within a ‘room’. ELECTRICAL PLANS: Provide the appliance circuits in the garage with GFCI protection per [2003 IRC Sec. E3802.2]. The presented Outdoor Lighting compliance fixtures and calculations depict several miss conceptions about the code. Please read and comply with the following; Denote the ‘light zone’ area of this location. When a light is under a porch, only specific types are allowed to be exempt. Provide fixture cut sheets.
