Church Avenue Site Plan Submittal for Historic Review only TRANSMITTAL DATE: December 12, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This plan has not reviewed by the Zoning review section for any LUC code compliance at this time. It is acknowledged that a Historic Review and approval is required and is in process. 2. At a meeting on December 9, 2005 between DSD staff and applicants, issues related to the site were discussed and must be addressed and incorporated on the site plan before a final approval of a site plan can be given by DSD. Additional documents and drawings may be required. a. The lot area with and existing single family residence along the northwest corner is to be split from the existing parcel. The parcel must meet the minimum lot size of 5,000 square feet and meet all LUC development designator "S" criteria, which includes building setbacks to the new lot lines along the south and east sides and lot coverage. b. The remaining lots must be combined via a Pima County Parcel Tax Code combo and a recorded COT lot combo covenant. c. The proposed lot lines must not be placed under existing or proposed buildings. Revise the lot lines as required. d. Building setbacks that cannot be met must be approved through a DDO unless the setbacks are waived as a result of the historic review and approval. Fire code setbacks must also be met or addressed. e. It is acknowledged that several permits will be required. This plan has been submitted and reviewed as a courtesy to allow submittal for the Historic review. Please keep in mind that subsequent site plan drawings submitted for review must be drawn to meet the development standards 2-02. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point. 2.
