TRANSMITTAL DATE: December 12, 2005

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan has not reviewed by the Zoning review section for any LUC code compliance at this time.

It is acknowledged that a Historic Review and approval is required and is in process.

2. At a meeting on December 9, 2005 between DSD staff and applicants, issues related to the site were discussed and must be addressed and incorporated on the site plan before a final approval of a site plan can be given by DSD. Additional documents and drawings may be required.

a. The lot area with and existing single family residence along the northwest corner is to be split from the existing parcel. The parcel must meet the minimum lot size of 5,000 square feet and meet all LUC development designator "S" criteria, which includes building setbacks to the new lot lines along the south and east sides and lot coverage.

b. The remaining lots must be combined via a Pima County Parcel Tax Code combo and a recorded COT lot combo covenant.

c. The proposed lot lines must not be placed under existing or proposed buildings. Revise the lot lines as required.

d. Building setbacks that cannot be met must be approved through a DDO unless the setbacks are waived as a result of the historic review and approval. Fire code setbacks must also be met or addressed.

e. It is acknowledged that several permits will be required. This plan has been submitted and reviewed as a courtesy to allow submittal for the Historic review. Please keep in mind that subsequent site plan drawings submitted for review must be drawn to meet the development standards 2-02. Please be advised that a full site plan review will be made whe the site plan drawings are submitted.

f. A copy of the historic approval letter must be included with any subsequent site plan or building plan submittals.

RESUBMITTAL REQUIRED: SITE PLAN


1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

2. Add a legend to the plan indicating different line type, shading, etc.

3. Add a location map to the site plan. DS 2-02.2.1.A.4.

4. Add the site address to the title block .

5. Dimension all pedestrian walkways and sidewalks. DS 2-02.2.1.A.12.

6. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E.

7. Include drainage patterns, proposed finish floor elevation(s), and finish grades on the site plan. DS 2-02.2.1.A.16.

8. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17.

9. Indicate if Washington Street and Church Avenue is Public or Private and provide the recordation information for each street (book and page). DS 2-02.2.1.A.18.

11. Church Avenue is an MS & R Street that has a full future ROW width of 100' and a 50' half ROW width. Dimension and label from centerline of Church Ave the 50' half ROW, future curb and sidewalk location. If the existing ROW, curb and sidewalk location, is also the future ROW, curb and sidewalk location, indicate on the dimensioned length. Label accordingly. Label Church Avenue as an MS & R Street. DS 2-02.2.1.A.19.

12. All easements of record must be graphically shown on the plan together with recording docket and page reference. There is new transformer location shown on the plan, but an easement is not indicated. Revise the site plan to show all existing and proposed (new) easements. DS 2-02.2.1.A.20.

13. Indicate existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number.

14. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

15. New development will provide on-site refuse storage, collection and pick up areas. Proposals not meeting the requirements of DS 6-01 will require a Development Standard Modification Request (DSMR). Provide on-site refuse storage on the site plan. Clearly indicate the collection and pick up area. DS 6-01.4.1.A.
